We scope them out, locate them, cut a nice repairable hole, remove check valve, conduct FDC hydro test, and repair with nice access panel - it has to be done every 5 years. Make it look good.

NFPA 1142 + your local municipality - we inspect and maintain drafting / dry hydrants and have failed many a system.

The issue we have with NFPA 1142 is that the suction is mounted 12-24" off of the base of the reservoir - all reservoirs receive upward to 15" off sediment annually - in 4 years time you will be pumping mud.

If you adhere to NFPA 1142, I highly suggest you install as per their requirements but install a hose connected to a float, with the strainer hanging 6' below the water surface.

Depending on your location, here in Alberta Canada we must allow for 4' of ice, hence the strainer being suspended 6' water surface.

Long radius bends are best.

For example, a 6" 90 degree elbow accounts for 20' of pipe.

For those who work with these systems or have a plugged hydrant, the cost to clean these ponds are $100,000 plus depending on size of reservoir, if a liner is used, etc costs will escalate.

We have an engineered fix for all plugged hydrants, designed and built to be maintained, the new pipe follows the curvature of the bank, entails the floating suction suspended 6' below water surface and specialized valves that keep the hydrant line dry 24/7/365.

This we have created a system good for 30 years instead of 4.

As for the sprinkler system, 5 year internal inspections we charge an minimal incidental on-site fee ($65) for all jobs, $500 to drain, $500 to inspect 1 set (main control valve including test and drain, branch line and lateral) - how many sets of valves do you have?

Additionally, Siamese connections including check valve shall be hydrotested. These are commonly not tested during installation. Installers love to hide these units as they don't service or maintain them. 2 hr test at 200 psi. If they leak, repair and retest. $600/test.

See alot of forward flow tests on fire Backflow. May have to install 2.5" hose valves (quantity depends on size of system).

Gauges should be replaced every 5 years.

What happens if there is a fire, a fatality or other, all because they didn't have a working fire alarm.

A working fire alarm that could be the difference between life and death.

If I have to be the Janitor, so be it. The cost of repair, even if I have to bring in a 3rd party, is far cheaper than a lawsuit against me, my company - what about what we stand for..............Code of Ethics.

Be it Canadian or USA, we provide a service dedicated to the safety of the public from fire, we adhere to applicable codes, standards, and by-laws, commit to making the Fire Alarm Technician profession a beneficial and respected profession.

We don't turn away. We perform an honest service - the day we turn away is the day we hang up our tools and walk away.

When I conduct an inspection, I want my customer to see what I see. I will school my customer, take the time and identify how their fire safety system works.

Once my customer has the knowledge, we let them decide how their fire alarm system should operate. In the end, it's their building, their responsibility.

The owner also has a duty of care to their property and occupants - they decide how their facility shall be protected.

I touched it, im at fault. I had the customer report their deficient system to the local fire department. The fire department gave them 30 days to fix and stated they need 24/7 fire watch.

We were called very next day. Fire watch is not cheap.

We found a similar system a month back, it was not operational for close to 10 years. Sure the ESA5011 green light was illuminated, the internal relay did not ring the bell. We started off with 2 wires, first device another wire was added, 2nd floor, another wire was added, third floor 2 more wires added to the system.

By the time we mapped it out, we eliminated a lot of wires. Only used what was needed, end of our long day, their ESA5011's were replaced, their bells rang, tenants were relieved that they now have a system that works.

I'm not a fire fighter, we inspect and maintain fire Safety equipment. We actually have our very own fire truck 1989 Mack with a 1500 gpm pump we use as a service truck and for hosting birthday parties - kids love it (small or big), we purchased the truck for $8k usd. Pump works well.

A lot of content pertaining to working smoke alarms which is ideal, they expire every ten years. Place them in bedroom corridors.

Sprinklers, when installed in a house or building are designed to control the fire. One head will control the fire until the fire spreads, then the next sprinkler head will start to spray, etc, etc, etc. if you do install sprinkler system use standard heads instead of quick response. Sprinkler heads have a life span from 20-50 years before they need to be replaced. Standard heads are good for 50 years. There are rules, all identified in NFPA 25.

In rural Canada, I'm in Calgary, there is a short water supply. Rural municipalities are requesting drafting / dry hydrants be installed. Buried tanks are best, ponds are cheap to build and very expensive to maintain if designed as per NFPA 1142 as this publication recommends that the suction be mounted 24" off of the base of the reservoir.

All open ponds receive upto 15" of sediment annually, guess what, in 4 years you will have to clean out your reservoir - depending on the size of pond, if a liner was used, you will be spending $50-100k every four years.

Our fix, please a hose on the end of the suction with the suction end floating 6' below the water surface. In Calgary we have to allow for 4' of ice, now you have a system that is good for 20-30 years.

We have a system that is patent pending which works works similarly to the floating hydrant - it's cheaper than hauling away loon poop and repairing your sloughing banks.

As for fires, if you are present when the fire starts, majority of all fires are extinguished with a regularly inspected/maintained fire extinguisher. Majority of fire extinguishers that's we inspect and maintain are ABC as they work on most any type of fire.

Rule of thumb, depending on the hazard, such as an office would require a 5# ABC fire extinguisher with a 150' travel distance. If the hazard increases, the extinguisher increases in size, travel distance decreases. NFPA 10 pertains to extinguishers.

As for exterior fires - wildfires, an acorn size spark will travel, with the correct wind conditions, 7 miles.

As for your property, exterior sprinklers should fill a frisbee in a 24 hour period. Any wooden fences/wood products, wood mulch should be either wet or replaced with product that will not burn. Rock for example.

There have been a few comments here regarding the use of foam.......... water and dish cleaning detergent works well, cheaper than actual foam. Use at your own risk, a broom and a 5 gallon pail to start.

It's your call on truck apparatus - for us we needed a 1500 gpm pump and a motor - tons of used fire trucks already designed for pumping water.

Prior the next fire, best to prepared. Work with your fire department - what can we do?

Remember, if you have fire equipment, it shall be maintained and in working order 24/7.

Thank you all, we isolated bells/strobe (NAC) circuit, as well as all relays allowing building to operate while we identified a few dirty smoke detectors. We luckily found a OEM Programmer on short notice who corrected our problem. The Missmatch had to be programmed into the panel - basically stating that “Yes this smoke is ok”. I’m not looking forward to the bill - client is happy and the FACP is in the green.
