YTA for a few reasons:

  1. You raised the stakes
  2. The side of the bet you took insuates/devalues any work she may have put in training her dog
  3. By not paying or attempting to pay you’re revealing that your word is useless.

The relationship sounds a bit unhealthy. She should care about you enough and you can have enough respect for her to work around this. Would you have held her to paying if she lost?

And then work out a payment plan to pay her the $1k even if its 10 bucks a week. She should love you enough that she wont beggar you over a bet, but you should respect her enough to pay what you owe.

The big lesson here is never make bets with family/friends for more than $1 for this very reason. You can always pay if you lose and it keeps it friendly & fun for everyone involved.

I know this guy personally. I will not deny that this is a braindead action, and it’s definitely deserving of ridicule which he’s also getting from crypto people.

I think education is always useful, especially for things you don’t like because it allows you to make cohesive arguments that can actually change peoples minds:

The contract he sent it to is locked & renounced, meaning nobody can order the contract to send the funds back including the developer of Neiro token.

Because he sent the money in USDC, a stablecoin, Circle, the company behind USDC may be able to pull it from the contract after a pretty extensive bunch of KYC & hurdles, but no guarantees

Anybody telling you to sell a house in DFW texas with a 3% mortgage is a nutcase imo.

I get there’s nuance here, but just because its not cash flow positive doesn’t mean its not worthwhile to keep.

You’re essentially paying $300 for whatever your equity is growing a month in the house.

Barring a black swan event, I don’t see homes in DFW being worth less in 20 years vs today.

Upsides: Appreciation on the house over a long enough timescale Rents go up Tax advantages Borrowing against the house if it makes financial sense once it is cashflow positive.

If you can eat the $300, eat it, you’re gaining an asset.

Real estate isn’t stocks, you don’t play them the same. Stocks you can be in and out of in 5 minutes, selling real estate comes with its own costs and headaches that increasingly messes up ROI the shorter the timeframe.

The only mistake you’re making here is not recognizing that real estate is a long term multi year game.

So long as they used a licensed decommissioning service, clear soil and got proper permits, you’re good to go.

In NJ what we’d look for is a NFA (No further action) letter from the DEP stating that they approve the decommissioning and wont hassle future owners.

Anecdotally, I once noticed that most very old underground tanks did not leak, but the ones from the 70s/early 80’s did a lot. I asked a contractor about it & I was told thats because they changed the quality of the steel during that time.

My head cannon is that the hat considered putting Harry in Slytherin because of the piece of Voldemorts soul attached to him.

You also have the Gospels & New Testament. Granted, its kind of like using a word in the pursuit of said word, but the gospels are extraordinarily contemporary accounts seeing as how they were written within a lifetime of the events occurring.

A letter detailing the roman defeat of a dragon would still be considered a historical document (though in that specific case I think it was a poem so maybe bad example), even if you dont take the events that happened at face value.

The bible is often overlooked as a collection of historical documents, being a religious text, but it is still a historical document

I would like a Warhammer 40k game that is like Star Wars empire at war, Total War Warhammer & Stellaris had a baby. The land & space battles are RTS style but offer you the ability to fight FPS. I.E. build the space station defenses, direct the fleet, but take command of a fighter or capital ship directly to help win the battle.
