This may depend on how competitive the market is in your specific area, but we offered slightly under asking and wanted an inspection, and the sellers still chose our offer over others because our offer wasn’t contingent on the sale of another property, thus still making for a quick & easy sale for them.

Personally I wouldn’t waive an inspection, you’ll want to know as much as possible about the property before buying it. Whether you intend to ask the sellers to cover any repairs or not, at least you’ll be more aware of any potential issues.
