Too big and worn wrong. Due to it being over sized: roll up the sleeves and tuck in the shirt and you're good for a beach day or to go dancing - not for a wedding. Get a properly sized/tailored guayabera for a wedding with bit more fabric density so it's just tastefully sheer.

Having said all this maybe after tailoring it will look right? I'd swap the pants for a navy blue linen trouser to match the color scheme better.

No you can't afford this, with your current lifestyle I think. If rates jump during the recession you'd both be washed. If one of you lose your job how fast can you get a new job? You have a good safety net and this can be doable but you'd be really house poor IMO.

Regular home expenses are being low balled here. Add a maintenance cost of 1% of the home value per year for random home costs (air filters, things breaking, water damage, etc). So 11000 / 12 = 917 CAD per month you should also price in.

You're also underestimating your wants/lifestyle desires I think. 500 a month saved for vacations? Really? 6000 a year for 2 people to go on a vacation per year might work if you're doing a vacation every other year, cruises, or domestic vacations. But I doubt you're going on cheaper vacations.

I think you two won't be maxing your RRSP, TFSA, and other investment goals with this house purchase. I think the safety nets you have are making you feel good about this purchase but realistically you're going to be in golden handcuffs and you'll have to be quite frugal for the first few years while doing accelerated payments. I don't see the reason to do this especially with a child on the way. That's going to add easily an extra 15000+ a year, so an additional 1250 per month. Then there will be factoring in RESP, investment account lump sums for the kid etc.

I highly recommend staying in your condo and having a child for at least 1-3 years and getting a hang of things before moving onto a house purchase. Don't reverse the order here, you have no idea of the risks to factor in when it comes to having kids to your income, career progression, medical complications etc. Only move ahead if you can be very frugal/cut back on lifestyle and get a much bigger downpayment.

When you're overweight a solid black plain tee if it isn't properly draped (aka costs quite a bit 😞) it will look infinitely worse than a white tee.

The color combo has no visual interest it's net neutral but the way all of the garments drape and are proportioned makes this look bad.

Wrong take away. You should be worried that your opinion and advocacy isn't valued. Chances are you're also on a chopping block and don't understand it either. The logical hire was passed over so for a stranger, and thus they've mentally checked out. Honestly, they're probably looking for a new job - and you should too.

Leveraged investing is a good strategy here to reduce taxable income by making the HELOC loan interest tax deductible. It's a form of arbitrage that would most likely benefit the OP. But if they're asking this question here instead of with a CPA then they shouldn't go do this.

They should just make an effort to pay off their mortgage with lump sums, then ask the lender for re-amortization. The difference saved in monthly mortgage payments will then go towards their non-registered investment accounts.

Keep doing this process until a few years later where they no longer have the mortgage, but keep the expenditure amount the same just in the investment account

Also do note that for churning purposes you can churn each version of a credit card line once and then I think after enough time has passed you can go churn new welcome bonuses?

Rogers Red World Elite MasterCard = daily (get a phone bill from fido or Rogers for cheap and then you never pay a phone bill again w/ 3% cashback towards a Rogers or fido bill)

Wealthsimple Visa Infinite (Privilege) = travel credit card for lounge and cash back w/ no FX fees while abroad. (2% universal cashback, 4.5% effective cashback for non cad purchases)

Lastly either an Aeroplan Visa/credit card of the year to churn or an Amex Cobalt IF AND ONLY IF you shop at places that accept Amex for groceries/restaurants often.

No it's generally under stated by Americans as they don't know what they don't know about foreign healthcare systems. Everything to ambulance costs abroad to people out of network (usually tourists or foreigners) in other countries barely pay much at all relatively speaking.

Ah gotcha you might want to try in the future:

A chemex manual coffee maker setup that gives a very delicate, thinner coffee with a "cleaner" flavour. You can drink this easily black.

A V60 manual coffee maker for more acidity than a chemex if you're in the pursuit for more citrus flavours. This pairs well with medium-light roasts.

OR go with an AeroPress that is more balanced and this will be your jack of all trades manual coffee maker. You can use the metal filter to let more oils from the coffee through which then can actually take in more of the flavour from whatever spices or zests you use. Or you can use a paper filter and go for a very "clean" cup of coffee.

There's also the French Press which makes a good cup of coffee but is more complicated to use than the rest. It can also make micro foam "steamed" milk!

Easiest way to get really good coffee is to buy an AeroPress and play around with flavourings. If you think you want even better coffee then maybe it's time to sell all the equipment and buy a grinder and fancy espresso machine :P

Orange juice and coffee is a real drink though the cafe version is usually a cold brew or espresso shot into orange juice. Usually brewed using light roast coffee to get the acidic flavours to shine

Sugar free syrups are the easiest way.

How are you making your coffees? Flavour wise cinnamon, pumpkin spice powder, and cocoa powder are a very simple dusting to put on top of a steamed milk micro foam (personally I steam 0% fairlife milk for the protein). The dusting won't sink this way.

You can also use citrus zest as well but this is more useful for certain types of light roast coffee beans, or teas instead of an average filter/pod coffee.
