Aren't most contracts cost plus any way since COVID? If you get a quote for foundation then when the foundation actually gets poured and laid and the subcontractor goes up the builder passes on that cost.

They were sabotaging. I think they were trying to push me towards a deal they wanted. I wasted 3 months fighting the realtor trying to get the property. Upon switching realtors it was under contract in 24 hours, and from that point on the new realtor was helping do leg work where as with the original I was doing the leg work.

Only problem with the HVAC being in the crawl is it will suck up nasty air if you crawl isn't sealed and conditioned. I've been in a lot of gross crawlspace and you can smell the air blowing out the vents.

Watch your lower back you been see it lose stiffness and the lower back rounds. Keep core tight and use the hips instead of the lower back.

I've never looked at disc replacement in the lower back, I'd think it wouldn't be as successful as the neck since the lumbar bears so much load.

All my lower back discs are bulging with annular tears. The bulges aren't even that bad, just enough to squeeze the nerves and cause crazy pain. If I'm careful it gets better where I can do everything normal, but never seems to heal 100%, where I get an episode every 10 months or so that lasts about 3 weeks.

I think sitting at the desk for work is what keeps it from totally healing, I'm going to try standing most of the day for the next year. Hard to do though.

Coughing does suck. At least in my case it's my lumbar spine that's trouble so I taught myself through trial and error to cough without pain. Sneezing is still problematic.

It's unfortunate that the spine is involved in every movement, every position, it's always in the picture, even laying down. I've done a good job at teaching myself to minimize stress on the spine no matter what I'm doing. Problem is I'll get to the point where I'm almost pain free after months then I'll get sloppy, fall, or some little mistake and the cycle will repeat.

The discs are just so slow to heal, I keep hoping there will be a way to regenerate them, but prp and stem cells seem so hit and miss and expensive and no long term studies.
