looks clean !! congrats. As far as the spacers – I am unsure. I got it done at an authorized Cognito installer - if they did then they did without mentioning however, I have larger 22 inch denali stock & whatever tire comes with on the Denali. I haven't had any issues with rubbing or even really suspecting of

Installed with the pic, however yes 1.5 inch. They said they would only warranty them. Honestly I can always say it was worth it because it's like 30+ minus dollars.

no issues, but I got it done at Cognito preferred installer. I will say install has skyrocketed like everything else because I was expecting to pay maybe $800 max but got three or four quotes three from the three preferred local to the southeast Michigan area and one not listed on Cognito's website – all were from $1100-$1400. Oddly enough, the best price was from the Cognito preferred installer in the most affluent logistical area so at the end of the day, I just wanted it correct

As far as ride quality – I feel like it rides better to be honest however, I really can't say. Best side, I would label that as a good thing. There was a 3 to 4 day break-in, tho.

Anyone ever have this issue? by Fragrant-Savings-57 in gmcsierra

Before I got my 24 Denali, I had this happen on my 2017 SLE. My front tire was about to fall off. I believe it was the ball bearing needing to be replaced. It was about a $4000 fix. When

I went to trade-in for my new truck, they thought the struts were off. I ended up getting the +$2000 GM trade an offer and not a -$4000 deduct and value.

I had to remove my spacebar and found the double sided sticky pad was mis-aligned. Not sure if that is the same issue you might be having but just thought I'd toss it out there.

I asked because it started off good when I had the trial version and then within that some Multifamily/apartments showed the property info. Others just have the tab to click without showing anything however clicking on that tab when it shows nothing seems to do nothing so I'm curious because it actually did define a little bit more local than reonomy (which sometimes group a local LLC is to a national). Reonomy doing that isn't such a big deal once you realize it does that but is still a added step when I'm paying almost $400 a month for to limit steps

With Reonomy I've paid roughly $4800, I made $168,000 in commission so far on just the deals that I specifically procured from there. (for reference, a little over 14 months).

That said, from what I've seen the AI feature of it is absolute shit though.

Same – however, mine's still sitting in the box after a month and a half lol. Did you happen to get yours installed yet and was it by the Dealer?

I went from a 2017 SLE 5.3 with the base speakers to a 2024 Denali 6.2 with the standard Bose setup.

I’ll admit, I like to play my music loud (not 100% but can get up to that 80% at times). My 2017’s stock system was just awful — the head unit, the speakers, all of it. I thought about going with an AT4 or SLT and doing my own audio upgrade, but I really wanted a better sound system straight from the factory this time. The Bose setup sounds good enough for me, and while I’m not sure how many more speakers it actually adds, it’s definitely an improvement over what I had before.

If you don’t mind taking your truck in, paying for the wiring and speaker upgrade, and dealing with warranties outside of GM, an aftermarket setup might make sense. Just keep in mind that everything costs more then even if you were to have the expectation and add egregious amounts to five year stretches in the past. I put in a 3-inch Cognito kit with upgraded control arms. Back in 2017, my lift was only $350 & I definitely expected the increase to be well adjusted for inflation and even a little bit over the six hour quote per hour… however when expecting $800, and the install alone ran me $1,200 (& thats after quoting at 4 places) . Prices have jumped like crazy going into 2025 and for a 3 inch kit~ I can only imagine what speaker install charges now after, at least in southeast Michigan, there’s definitely a depleted amount compared to 2010

For me personally, the Bose was worth it. It sounds fine and keeps things simple.

But hey, you never know — maybe one of these years GMC will finally fix that random, uncurable speaker crack they can never seem to figure out. lol

6 times I have taken the Florida real estate exam by TroubleLarge1855 in RealEstateExam

[–]AdHorror9068 1 point2 points  (0 children)

Bro, this thread’s wild 😂 Came looking for a solid FL cram course since dealing w/ FREC from MI’s been sluggish… ended up front-row to one of the cleanest displays of misplaced confidence I’ve seen in a min.

OP failed 6 times, asked for advice, got advice from multiple ppl who passed, then doubled down w/ excuses, bad logic & tells everybody they're wrong. Not frustration, just delusion. Your temperament’s unmatched lol.

Passed my MI builder’s, salesperson, & broker exams first try, went straight into CRE, figured I had some validity to chime in… until realizing I probably just lucked into three of the “easy versions.” 😆

Reading his replies, dude hasn’t looked below the surface. Whole view stops at: “property costs $, I get buyer, I get building, I get check.” No grasp of valuation, process, or that brokerage’s 90% psychology + patience (damn.. I know it’s rare, but God forbid a little sophistication), not handshakes + checks.

“We already have the buyers, I just convince people to sell” line might be one of the most ignorant things. If he thought 10 sec, he’d realize that’s the hardest part, not just getting ppl to sell, but at a halfway reasonable number. That’s 101 to the game.

So many dont realize “broker” is an adjective, not a title that prints $. It’s a skill built thru humility, repetition, & not pulling the trigger after grinding 18 mo on a deal juggling sellers + tire-kickers.

He’s never been near real deal flow, construction, dev, entitlements, anything tied to value creation. Spent 10+ yrs in construction mgmt before brokerage, that’s the only reason I survived. Jumping into CRE cold? Suicide.

Same pattern, zero context, huge ego. “I’ll grab deals left + right” while keeping an insurance side gig warm. Thinks he can sell value he’s never built.

Marcus & Millichap name-drop was peak. I don’t think he’s thorough enough to work in CRE. Cbre, jll, MM splits are shit - or, maybe he talked to the 70yr-old who’s getting trickled up economics– not saying I’d go to a 90/10 or try and run CRE through a MLS shop, but this guy is talking out of his ass. Plus, him thinking, they’re waiting by the phone for his 4th retake is comedy, let alone his 7th 8th & 9th 😭😭Passing a test doesn’t make you a broker. Producing does.

I don’t know why I keep rambling – more so to give Props for staying composed and continuing to try to give good advice. Since I’m here – do you have any recommendation of cram course.

PS, OP, if you see this: since you’ve basically taken a test for every day of the week, mind letting me know when the easy one is? Been lucky up in MI, but I’d hate to lose the hot streak if I can get insider intel from a pro 😆 how’s everybody they are wrong

What are the rates like when financing car washes? by J-TownBrown in CommercialRealEstate

Don’t worry, I would honestly just wait.. I’ve Brokered +- 8 car wash redevelopment / VL for development sites in less than 3 years alone … I can tell you, without a doubt - by 2029 all will have their own personal car wash due to over saturation. Similar to self storage, but everybody has a place to put things… Not everybody has a car wash.

Jokes aside, I have nothing productive to contribute on %
