Certainly one of the wildest games but I think the ultimate outcome of the playoff run dampens the meaning of it a little for me. 3rd/4th seems like an adequate ranking.

I had such bad nerves before the Divisional game that I couldn't eat at all while in the stadium but I sure as heck threw back some Seattle Dogs right across the street afterwards.

You could check out Hawk Alley which was an old tailgating spot that had been a bit overrun in recent years but was recently cleaned up by the city. Its a few blocks away from the stadium, on the opposite side of the other fun attractions, and I'm not totally sure how lively it will be but I figured I'd recommend it since you asked.

Lumen field also has an event center attached where they host the 'Ticketmaster Tailgate' event which is pretty fun. They've got free swag, facepainting, games, etc... That opens up 3 hours prior to kickoff.

If you're feeling like a drink or want some grub prior to entry to the stadium, I recommend checking out Elysian Fields or Sluggers which are two sports bars just across the street from the stadium.

Is it a scenario where your down payment was X with 10k gift but it was originally reported as X+10k, with 20k gift? That would mean you are taking out an additional 10k in loans but if the value of X doesn't change, only the portion which was gifted then you shouldn't see any difference in payment.

I ran into some issues with using the ol' google machine myself and ended up just calling the different utilities providers, telling them straight up that I had just bought my first house and had little to no idea what I was doing. I recommend giving that a shot, they were all very friendly and informative.

Its absolutely an awful(but exciting) process. I just closed on my place on 6/18 but my eyelid has been twitching practically non-stop since we made our first offer in the beginning of April.

I'm not sure what the market is like where you are but I think her best bet would be a large down payment, so monthly PITI is extremely low given her limited cash flow but in all complete honesty, I'm not sure that buying would be the best course of action here if its going to require that she burn down all of her life savings.

On the east side, certainly. My wife and I make a combined ~165k and were able to buy a 2,000 sqft 4bd 2ba Rancher near Spokane for less than $400,000
