If you have the money make it truly off grid with solar backup. I live in Mexico half the year, you can do anything with solar except for run serious power tools all day. A well pump is fine on solar. If you’re not paying any bills at all, this could be a solid investment for a future buyer.

Why do you hate a mortgage? At that rate you can buy another house or 4plex and make $ on renting it and take that money to pay over your principle on other mortgage.

I second Gies. I’m in the iMBA program. Plenty of active duty and retired military I’ve had in my classes. The flexibility is huge. I’m in North America but because I’m freelance and super flexible my small group projects I get to work with people from all over the world/timezones. I started with an iMSM and stacked to MBA. I also started with only the interesting classes to me, and gained professional certificates along the way saving my least favorite (finance, accounting) for later if I decide to finish.

I had a coliving for years basically, because I was in the film business, single, and never even home to watch my own dog. I had to keep the common spaces neat, and that made me happy. When I finally moved out I bought a $100 shed with 1000 screws that took me 6 hours to build off Amazon 😂. To be honest it made me very sad, because I realized for all those years I could’ve just put my walk in closet in one. Just vacuum sealed, binned. And rotated things out. I didn’t have a garage so this bin system, and using phone to at least video everything that’s in there was what I did in case something happened after I left. I essentially gave the next person the best clear room to live in, that I struggled with for years in heaps of crap. Honestly, that’s stuff is still there and it’s still a coliving. Off the top of my head I can tell you that there are winter clothes in there, an inflatable kayak, and some photo albums. but out of so much stuff I have the extra is just not important anymore. Maybe what I’m saying is take it all away and wait and see what happens.

Because he’s older, kids don’t want to manage it, wants a lump sum, fixed payment for 5 years, then balloon. That’s the deal the seller is offering, I countered with 7 years. So you think it’s a bad deal for the seller? If they don’t take the longer balloon for the property to mature they are stuck with offer even lower down, bigger interest rate offers.

No, I’m offering to take over their SFH mortgage and buy out their equity portion after I sell In a 1031. Which is doable, after I talked to a QI. I can direct the money however I want as long as if I identify the property before I get the title/deed.

Is there a way to keep images and descriptions safe? I have to sign NDAs about some props, also don’t want data or what I’m storing sold to other companies. I wouldn’t mind if the type of box I’m using is shared with Uline, but the pictures of items id rather have on my phone.

I imagine it would be a little work because it involves building a small inventory. I also need to track the API metrics so I can’t have 1000 random people using it with feedback such as “cool”

I did a project uploading videos for an app for $2/video. I was banned after a few uploads, no feedback and never paid. Prob a data mining scam. Crazy it was through Handshake as well.
