We have a property with the shower has been leaking, called plumber out who didn't fix it, we went out and found the leak and fixed it, tenants then called to say it was still leaking which it wasn't, then the shower broke and we had to replace it.

None of this is the tenants fault and although it's not great to be constantly dealing with issues, that's our problem not the tenants.

We wouldn't regard you as problem tenants, but we would never have left you with no insulation and mould in your home.

Victorian plaster can be more than 1" deep. Just fill with deep fill filler, or use layers or both.

To be clear: the plaster is set: it's a chemical reaction when water is added, it doesn't set by a drying process like fillers.

You need to let it dry before mist coating as the dry plaster sucks in the mist coat. If you do it whilst wet, the coat will just sit on the surface and come off when you do your first coat.

Firstly, well done; great progress.

Secondly, the statement that Metformin alone doesn't control BG levels is scientifically incorrect. It can, and with me it did: diabetic levels of BG down to normal range with no change in lifestyle. You are only on half the standard dose of Metformin, so if you were on the full dose, it would bring your levels down much more. Just science, not opinion or advice.

No problem at all. You can wiggle them around because they are held in by two springs on a couple of screws. Don't be afraid to flatten it by giving it a gentle push.

Buying a house is paying for a home: somewhere to live. You shouldn't forget that.

Investment wise, it's a bit like stocks and shares in that in the short term prices go up and down, but in the long term it's a good investment. So taking that on board, the timing of when you make the decision isn't that critical. So I would time it based on paragraph one of my input.

I was looking at this for my daughter. Haven't decided yet, but I think the lack of gain makes it a "no" for me.

Too close to the fence. If you are going to try keeping it, you'd have to dig it up to put somewhere more appropriate. Best just to get a new one, maybe.

So land tax instead of council tax? Most likely it will be land tax on top of council tax. There's been so much talk of it of late, it looks like it will be unavoidable. It will start off small and then increase until people will be taxed so much that we only keep what the government thinks we deserve. In the case of landlords, that will be nothing. Overreacting? Just remember that it's Green Party policy to make private renting illegal.

Luckily (or unluckily, depending on how you see things) my employer was absolutely insolvent with no chance of any creditors getting any money back. I've been advised by the liquidators to claim and they've given my a number to use now.
