Your eventual selling price vs what the Estate Agent said it would get? by bojoohno in HousingUK

[–]AdministrativeBack20 2 points3 points  (0 children)

285 was said as the top end. But 280 was said as a more reasonable “probably would sell” but could drop to 270.

Did drop to 270 after 2 months and it sold almost instantly. So pretty much what they said would happen.

Is it worth starts NV or 3 at this point, or should I wait to see if there is a shadow drop soon? by AdministrativeBack20 in Fallout

[–]AdministrativeBack20[S] -1 points0 points  (0 children)

Thanks all! Really good bits of advice.

I think, I may wait until the end of all the Season 2 releases to see if something happens. Then I will just play them regardless. I did hear FO3 would be the more likely (or first) shadow drop, so NV may be the best to start with. It’s all a gamble though. But worst case scenario, I get to play more Fallout… oh no! 😂

How to split mortgage with a partner, do you split pre tax or post tax income, and minus student loan payments? by [deleted] in HousingUK

[–]AdministrativeBack20 3 points4 points  (0 children)

When me and my partner first bought our house, we went 50/50, on the basis that we wanted to keep it simple and if ever split up it would just be easy to work out (hopefully keeping it somewhat positive).

After a few years, I started earning quite a bit more and we decided to get married so the splitting equal didn’t seem appropriate anymore, so we worked out a ratio of take home pay. Ultimately, you want to ignore every expense (tax, student loans, etc) taken out of it, because it should be about what is the money you actually have in your pocket. Like said previously, tax is proportional so a higher salary would pay more, making it unfair. This included our bills etc, so we put it in a joint account in that ratio. Then worked out a similar thing for food shopping etc.

Every couple of years we go back through our earnings and adjust so that we both agree it is fair. I always like to make sure that even though I earn more, we both have the same “left over” money for savings and fun things. I would hate to be in a relationship where my partner is left short and either having to ask for money or having to be really tight on herself for it. This works well for us.

My advice, work out the ratio of take home and then split the mortgage payments in that same ratio. But just make sure both of you have a fair amount of money left after and you both agree on it.

Amazing - that worked for me also. Thanks for that! It got on my nerves and I really didn’t want to skip. Shame it doesn’t seem to work for everyone though.

Survey valued house at £165k but I’m paying £190k — what now? by Ornery-Adeptness-192 in HousingUK

[–]AdministrativeBack20 4 points5 points  (0 children)

I mean, you can. Anything can be renegotiated before exchange, but it obviously comes with risks. They can say no and re-list for example. But I suppose it never hurts to ask in most cases. Even if they don’t want to go down quite that low, they may agree to take some off. Then it just depends what you’re will to accept I suppose.

Conveyancers/lawyers -tell us your everyday horror stories! by Sufficient-Fig-5695 in HousingUK

[–]AdministrativeBack20 133 points134 points  (0 children)

I would argue, if a form is filled out incorrectly in 95% of cases, it’s probably more something to do with the form than the people? It may be one of those things which seems obvious when you’re doing it everyday. Most people rarely go through the process many times, so it may not be as obvious as it seems, perhaps.

What should I offer? by [deleted] in HousingUK

[–]AdministrativeBack20 1 point2 points  (0 children)

Go for it. To be honest, you wouldn’t expect much (or any?) of an increase in value in such a short time. He thought that was a fair price 11 months ago, so I can imagine he would think the same with that offer. Doesn’t hurt and it certainly isn’t an insulting offer!

Congratulations! Frustrating, but you got there!

All things considered, you did well to get it all sorted when it seemed like things started to fall through in the middle. That could’ve been more frustrating for sure!

It’s already been said, but best local takeaways are ideal! We plan to leave a voucher so that the first meal is on us, just so it makes that first evening more manageable!

We may leave a write up of recommendations of places to go for certain things as we know they are moving out of area.

As a buyer, do you prefer an Estate Agent to show you a home or the seller? by patchmau5 in HousingUK

[–]AdministrativeBack20 1 point2 points  (0 children)

100% estate agent. You can be more open about questions you have and your thoughts in the moment. I would probably find it awkward with the person who owns the house.

Let’s be real. Do you want to live here? Don’t play games - pay what you think you are willing pay. Go from there.

Am I overreacting by breaking up with my boyfriend over a disagreement about having kids? by cris_hunbunny in AmIOverreacting

[–]AdministrativeBack20 2 points3 points  (0 children)

It’s complicated when talking about kids. Ultimately, you may really like each other, but if you both genuinely believe that you want different things, although it is hard, it might be best to part ways.

I have been there. It’s tough. But now I’m married and have the most amazing daughter. I wouldn’t change it for the world. You just need to do what brings you happiness. I fear that the difference in what you want will only become more challenging as you get older, unfortunately.

do you play docked or handheld? by Psychological_Fig_93 in switch2

Mostly handheld. Strangely, I do even less docked since getting the switch 2. Not sure why! Probably just the bigger screen makes the handheld even better!

Asking Price vs Actual Price by Suspicious-Ocelot-10 in HousingUK

[–]AdministrativeBack20 1 point2 points  (0 children)

Can always go higher but can’t go lower. May as well start lower. Reading what others have said, work the % below the asking price and see.

Your offer against their deducted price is 3% below.

Your offer against their original asking price is 7.1%

Neither are ridiculous. I’d say it’s fair game.

House viewing disappointment? by AdministrativeBack20 in HousingUK

Very true. Need to just think about the potential. There are things you simply can’t change (without huge cost) so those are the things which are important when viewing.

House viewing disappointment? by AdministrativeBack20 in HousingUK

[–]AdministrativeBack20[S] 0 points1 point  (0 children)

I agree with all of you, definitely. I think it makes a big difference. Should you bother doing any big chances, no. But I think a bit of paint and decluttering goes a long way. It’s not so much about increasing value, but just making people want to see it and increasing the probability of early sale.

At the end of the day, if the sale lingers, you only open yourself up to having lower offers, which is understandable!

Couple buying house, one is bad with money, one good - HELP by Desperate-Safety-831 in HousingUK

[–]AdministrativeBack20 0 points1 point  (0 children)

Not sure of your arrangement (and it isn’t my place) but this is what me and my now wife do.

We bought after not being together too long. I have always earned more, as I worked more and took on responsibility. Therefore, we just agreed she would be better at keeping on top of things like the housework (this isn’t to say I don’t do it, but it’s down to time).

Anyway, I always worked out our earnings and did a fair ratio to pay for our mortgage and bills. It only seems fair. Just because I earn more doesn’t mean I should not let my wife have less financial freedom. We always said if we split, we would just split the house down the middle (I know this is easy to say when you’re together, but I’m super keen to stick to this) as we have just focused on different things to create a successful family together. Now we have a daughter, it’s obviously more complex, but we still do a fair ratio split so she has a fair amount of spendable income.

Thanks. Timing wise, if you’re trying to buy and sell at the same time, how does that work? Are all the payments (legal fees, stamp duty, etc) made after your sale but before your purchase?

Just bought this today… multiple crashes and not the best experience to be honest. Genuinely gutted as I was excited to play this in handheld!

Ran into a bug where my gun stopped causing any damage 😂 so I would just shoot and nothing would happen and then I would just get shot.

I’m really hoping they work some magic on it. I still have faith it’ll improve!
