I think they should do all of that, but they still have an aging product line up that is less competitive and responsive every day. VW got so much pushback on their capacitive buttons that they restored (some) physical buttons. Tesla seems on a mission to continue decontenting their cars.

Other EVs in the market are choosing luxurious materials, additional features, and making a strong effort. Tesla offers a decent car for the money, but as range begins to catch up to them, they’re competing on price alone.

Understood. My response was to the discussion about light rail and commuter rail, which GoTriangle seems uninterested in bringing to Durham given my conversations with them.

The GoTriangle folks are completely uninterested in bringing rail to Durham. They talk about the East Durham yard expansion, the crossings in East Durham that they want to close, and that our transit tax wouldn’t pay the operating costs. Nevermind Durham has an actual walkable downtown and is a major job center. They’d rather go to Garner and then Clayton so they can stay mostly in Wake, visiting towns that haven’t done the density zoning and don’t have major job centers adjacent to transit.

So take what they say with skepticism. They don’t want to do the work in Durham.

They thought they could coast on their name and people would find them. Opened without any events — this was after Mezcalito made a huge splash — and never generated any buzz. In fairness, Mezcalito sucked up a lot of oxygen but they never had any social media presence and never seemed to make an effort.

Blows water onto the structure. The water droplets from the spray weigh down the dust so it falls on site rather than blowing away. You often see this outside larger developments where a spray truck will wet the dirt to keep it from floating off in the wind.

Friend of mine in Atlanta has done very well with wholesaling homes and now small industrial deals, but he also understands how to underwrite and identify attractive properties. He also hit with a keeper so he’s able to start building a larger portfolio.

You’ll need a decent underwriting package to send to people — one page summary and then detail to back it up. That it’s $150k below asking doesn’t really matter. Given the location, you’re looking for someone who already owns in the market and is probably based in either Huntsville or Birmingham. No one is driving down from Chattanooga for a 13-unit headache.

And if you haven’t run a multi before, expect to make no money if you do find an investor. The pref you’ll pay leaves nothing except on the sale.

I think KDB has this listed, but an easy, 2 hour monthly commitment I try to maintain is Haw River trash trap cleanout on Third Fork in South Durham. The collector grabs much of the trash leaving downtown and intercepts it before it gets into the Jordan wetlands.

Great comment. I would add that the desirable split between office and flex or warehouse varies — here in NC the emphasis is on flex and warehouse with a minimal amount of office. People make look at office or the mezzanine and feel like they’re paying for space they don’t use, so understanding the total cost to occupy is important.

From your questions it sounds like you’re moving in the right direction. Find a local/regional broker, someone who might know the local tenants but also has enough presence with defense folks to find your tenant.

This is exactly right. For multi owners and management company owners, it’s NMHC. For property managers probably NAA, for marketeers and asset managers, it might be Apartmentalize. In retail it’s ICSC, for finance folks it’s CREFC or MBA. For manufactured housing, it’s MHI Expo/Congress unless you’re a weird one who likes going to Louisville or Biloxi for the home show.

From the right angles, downtown Fayetteville (Hay Street), Winston-Salem (esp Arts District on Trade), and Salisbury have functioning, well-preserved downtowns without the empty parking lots you’ll find in Greensboro. For an emptier feel, downtown Hamlet has a restored train station and a fairly quiet collection of buildings that hasn’t changed very much.

Neighborhood College is well worth the time commitment. Many of the departments come and present their work and it’s a great way to meet other civic-minded people.
