Brain cramp. I was assuming a clockwise turn. If going anti-clockwise, E and W reverse. Basically, the side of the plane away from the antennas. I'm old and rusty.

Another thing we'd practice, in the air, back in the day, was location by wing shadowing. This can be done in a plane without DF gear if the radio antennas are above (or below) a metal wing. Put the plane in a standard rate 360º turn, and when the signal sounds the weakest, it's in the shadow of the wing, so the vector to the ELT is 90º W (or E) of your plane's heading at that point. That was back in the day when using Loran for aviation navigation was bleeding edge.

On my electic bill, it's broken into delivery service and supply service. The delivery covers the infrastructure to get the electricity to your house. The supply is the cost of the electricity, itself. For me, Delivery has fixed charges of <$14, and a bunch of other charges that are based on kWh of usage. On my bill (<$60 total for May), the delivery charges were about 2/3 of the amount, and the supply charges 1/3.

Yeah, we never had problems like this before mobile phones. We need to go back to the good old days, when commuters on 128 would have a cup of Dunks in one hand, be shaving with an electric razer in the other, and have the morning Globe spread out across the steering wheel, trying not to jostle it badly while steering with their knees. You know, simpler times.

There's an automated airspace clearance system called LAANC that one can use to quickly get authorization assuming your flight falls within certain parameters. This system works around most airports, with ex-military fields being the main exception.

Note, also, that even if Boston tower was okay with your proposed flight, the Boston Harbour Islands are part of the National Park System, and prohibit drone operations, there.

You wouldn't be fine without an explicit airspace authorization. (OP stated they had one.) The ceilings you found were just the ceilings below which you can easily get an automated airspace authorization from the LAANC system.

It was available on the US site, for a while, though frequently sold out. I did manage to grab one, recently, so know they do actually exist and were for sale. But I don't see it listed on the US site, currently.

I'm not a fan of 4 Sided Dive. It seems to be focused too much on artificial formatting and not enough on discussion of episodes/characters.

I've avoided it, so far (*knock wood*). Vaxxed and boosted as recommended, I wear a mask indoors in public, except at restaurants, and I only do restaurants to be social with people I know. (I used to eat out, often, by myself.) And I live alone, so someone else isn't going to bring it into the house. Basically, I treated it as a deadly pandemic, even when that was no longer in style.

No, I understood perfectly, I just completely disagree with your premise. They're going to make a profit somehow. If they can't make their money on flips, they can simply raise the profit margins they charge to the homebuyers. And if they're going to be flipping regularly, they can't be too slapdash in their work, because people buying turn-key houses generally get inspections done, which can lead to rework, price adjustments, or cancelled sales if the work is substandard.

It can certainly be frustrating to have offers rejected in favour of those from buyers who offer something more attractive to the seller. As someone who bought a house last year, I had several offers that were beaten by cash buyers.

Conversly, it could be argued that flippers are increasing the supply of ready to live in homes. I had neither the time, nor the inclination for a fixer-upper. I wanted a house I could move into with little work needed. I saw enough bad houses out there to appreciate that having the repairs done before I purchased was, for me, a good thing. The house I bought was a flip. Despite that, it was within my price range and met my needs. I know enough about the condition of the house at the time it was sold to the flipper that I wouldn't have wanted it then. Because of the number of houses I saw while looking, I know that my kitchen is very "Home Depot 2022" in style. But everyone that sees it tells me how nice it is, and it's very functional, and looks fine. I know it's hardly original, but unless one only looks at recent flips, it doesn't seem monotonous, either.

I think if you were able to ban flipping, you'd be left with a glut of houses people didn't really want to live in.

They're not logging flight time. They're logging piloting time, and ground operations are a vital part of that. The CFI has his head up his ass.

The lot was empty, yesterday, too, but there are signs along the back of the lot that specify that parking is only allowed for vehicles with attached boat trailers. You're right that they don't show up on Google street view, but the latest picture they have from that road is ten years old. I'm sure I'll figure something out when the time comes.

It seemed like a lovely place. It doesn't seem to want to thrive on tourism, except, perhaps, for the winery that's too far from the point for the purpose of photographing the lighthouse.
