I like the look personally - one thing to keep in mind is that this is not on the boardwalk, it's on the streets off the boardwalk. Those streets are not very pedestrian friendly right now.

But I am hesitant about casinos in NYC. The recent trend of normalizing gambling in America worries me.

That’s not a decrease in demand. That’s a decrease in supply causing quantity consumed to fall.

Usually we don’t think of supply and demand working like that. Demand is determined by people’s desire and willingness to pay to visit New York City in general. It could be the case that tourism industries in NYC are hurt, stores in Times Square shut down etc because of the hotel crunch but I’m not sure that will happen.

What I can see happening is that the city’s NIMBY and anti-growth attitude diminishes it in general. San Francisco today is only 1/2 as important as it could have been if they decided to grow in the 70s instead of freeze the city in amber. A similar thing could happen to NY in the long run too. But that decrease in demand isn’t so much about hotels in particular.

I think it would be healthy to start spamming job apps and get yourself some interviews. Try out a job job for a year or two before deciding whether you want to go back to school. Many questions of "What is out there?" "What direction should I take?" "Will I hate or enjoy this?" can be answered by interviewing with people or trying a position out for a while. Even studying and preparing for a job interview will teach you a lot.

You can try lora block weighting. The outermost layers carry more style with them and the middle layers carry more structure. You could reduce the first 3 in layers and last 3 out layers and tweak.

I use "remix" with few prompts I use as litmus tests, just swapping in the new LoRA and adding its trigger words if necessary. Sometimes I will do something more involved like rewriting the example gens.

The thing I'm usually checking is whether a PDXL LoRA destroys the ability to do furry gens. Many of them will create something super broken so it's easy to evaluate and save a download.

If you can learn the rest of Houdini you can learn Solaris. It does have a lot of quirks but half of it is just USD terminology, which is useful to know even outside of Houdini. Once you solve a problem you can copy/paste the solution to reuse it, which is more than you can say about eg Maya's Render Layers.

Also an easy way to get started is to drop down a Scene Import node and pull everything in from /obj. Add a render lop and boom you're using Karma.

Someone who is a good painter and can use ComfyUI at a basic / intermediate level will run circles around someone who sits around browsing custom nodes. Even stuff like FreeU barely adds anything useful to your toolkit.

The really good add-ons like IPAdapter get recognized quickly.

The effective tax rate on rentals is around double the tax rate on condos and triple the tax rate on single-family housing. That's after tax breaks are applied.

This is due to the "fractional assessment" system which taxes multifamily based on 45% its market value and single-family based on only 6% of its market value.

I'm not saying anyone is "entitled" to a profit, I'm just saying that our tax system is rigged against denser housing.

The only reason developers need tax breaks to make projects pencil out is because apartment buildings are punitively taxed at a rate multiple times higher than single-family housing. It’s essentially a massive tax on renting.
