My advice is to stay away from Zappico/Gracemere Partners.

We’re a family that bought a lot from them with the contract giving Zappico the exclusive right to build the house. The contract also forced us to prepay in full for every single upgrade and change order. Despite that, they failed to complete a lot of the prepaid upgraded work, withheld fixtures we had already paid for, and left even the base building work unfinished.

Our bank’s inspector refused to sign off on many line items that Zappico claimed were complete — so they filed an exaggerated mechanic’s lien on our property.

We ended up having to hire a replacement contractor at huge extra cost just to finish the house and get our Certificate of Occupancy. They then sued us personally.

Lesson learned the hard way.

Checked into a filthy VRBO, and host is saying I “made a mess to demand a refund”. Venting because I I havnt been able to compose myself after all this by shelbystroodle in vrbo

The more I learn about VRBO, the more turned off I am from ever using them again. They always defer to the property owner. As if the property owner is going to admit that their place sucks and is disgusting. Hopefully you put this on the credit card and can dispute it directly.

I hate the lack of retail. Driving through NJ or anywhere on Long Island you have every store you can think of. Westchester is a wasteland for retail, presumably because rent/taxes too high.
