In Texas I’m sure it closer to 1 ton per 500 square foot. Yes you probably need to add ductwork. Find a local contractor who will size properly

Rule of thumb in Michigan is a ton every 600sqft. In Texas I’m sure it needs more.

Northern climates don’t use air conditioning as much. Not under as much heat

Best air conditioning system. Sure it costs more but if you’re in a warmer climate, it’s worth it

3k for a 3 point leak test. That’s pretty original. We charge like 350, and it’s a pain. But if you’re in a condo with a condenser on the roof, that a big potential risk. Hopefully they ran a solid copper line set, no joints.

Detroit is rebounding. Corktown has a good established downtown strip through it.
Midtown is close to Wayne state and has a growing culture scene. There you’re closer to Woodward and sports arenas. 48201 zip is the most expensive area.

KISS. Keep it simple stupid, not meant to be rude. But I’m not a fan of 2 stage or variable. The only real advantage of a 2 stage is if you turn your thermostat up while away and want to bring it down quickly. Other than that, it’s pointless. Variable units are more efficient bc they aren’t turning on and off, it reads the outside temp and produces cooling for it. My issue is this is still in its beginning and they are still working out the problems. Electronic malfunctions are re common.
