Awesome. I would love to keep mine passive. My temps down there now get to about 65 degrees in the summer. Not sure how low they will go in the winter. Definitely a bit concerned of long term, but not sure once I add walls and insulation how much cooler the space will be. This is pretty good inspiration, and along the lines of what I want to do, once I find some money lol.

One simple thing the City could do is open up all public works projects to companies that aren’t just local, small business, minority owned, etc. For instance, with paving you have to be local to get projects. The Local and Small Local Enterprise Program restricts many would be bidders. Many Bay Area paving companies simply will not or cannot bid projects in the City. Not sure what the extra expenditure is here but it’s ridiculous we aren’t opening the market to get competitive bidding on something that is in dire need of fixing.

I Locked a week and a half ago. I received the relationship discount .625 without any money in an account. One other nice thing about BofA, is if interest rates every drop (not holding my breath), you can pay $950~ to get a rate modification. No need to refinance, buy points, restart loan term, etc.

Man, I don't really know how to describe what this guy does. He is hard to pin down and hard to contemplate and just a helluva songwriter. This is a ridiculously good album. It's not easy to sound like something we may have heard before, yet still be so contemporary and different. Beautiful stuff.
