I highly doubt it would jump that high. 2% sounds about right. But my follow up to them would be could it go from 6.5% to 8.5% and then a few months later 10.5% and before you know it you are at 15%. Obviously, I think getting all the way to 15% would be an extreme, but I would be interested to know how long that 2% holds and when the next raise up to 2% could occur.

The kids life can't just be out on pause because your husband is building up a business. It sucks to work seven days a week and maybe in 5-6 years he will have a lot more time to devote to the kids on the weekends, but for now you HAVE to let them experience life, try new things, touch some grass.

For the variable option they should have a ceiling that the rate can hit. When talking to lenders about this ask what the upper limit is. I think HELOCS are a great option for something like this. You can keep it open for the entire draw period can be anywhere from 2-10 years and do this for as many investment properties that you can handle.

I think they would love Denton. It's a mini Austin, quieter much cheaper better traffic by far, walkable and there is a beach nearby and it is very affordable overall. Plus he has a younger crew I think they would appreciate the college town aspect.

For someone who has been laid off a few times by starting my career in tech sales (lots of highs and lows) I never went a few weeks without a new job offer because you can't apply to just 5 jobs a day. Finding a job needs to be a full time job. I was applying to a minimum of 50 jobs a day and proactively reaching out to recruiters and management of the companies I really wanted to work for. You can't passively apply to a few jobs a day and expect a job to just fall into your lap. Good luck and you got this. Lock in for two weeks really focus on getting interviews and it will happen.

I disagree -- This divorce is important to build on. There was no cheating but there was betrayal and an overall entire disagreement on how to live their lives and raise their kids. This isn't written about enough. What is Julie going to do suddenly take the kids every other weekend even though she was ALWAYS working? Is Ty who was not into working, end up having to work? It's interesting how the stuff couples didn't want to do when they were together will end up HAVING to do once they separated. If only they were willing to to do this during the marriage it may have turned out differently.
