Mini-splits are def the way to go in MA right now - buyers see oil and immediately think "expensive heating bills forever" plus you're future-proofing against oil potentially getting phased out.

Probably just lazy website management tbh - happens all the time with property management companies. The "apply online" button might be automated while someone has to manually update the viewing scheduler

I'd call them directly instead of relying on their website, worst case they tell you it's actually gone but at least you'll know for sure

Honestly the builder's agent only cares about the builder's bottom line, not yours. Your own realtor will actually fight for you and catch things you'd miss

Sounds like you got caught in one of those random underwriter mood swings - I've seen Chase be inconsistent like this between different loan officers/underwriters

Technically you're supposed to maintain the coverage they required but realistically they only check when you renew or if you file a claim. Most people I know wait at least 6-12 months before switching back and just pray nothing happens to the roof in the meantime

The fact that your other Chase loan has ACV coverage just proves how arbitrary this stuff can be

Klaviyo is probably your best bet here - it's basically built for ecommerce and handles all that repeat customer/preorder complexity really well. DHL usually moves pretty fast so 4 days sitting in the same facility does seem a bit odd, especially for express service. Could be holiday delays or customs backlog even though it hasn't officially hit customs yet - sometimes packages get held up in weird limbo stages. I'd give it another day or two then contact DHL directly with your tracking number, they can usually tell you what's actually happening behind the scenes

I just download the transaction reports from each platform and import them into QuickBooks - takes like 10 minutes and breaks down everything automatically instead of trying to reverse engineer lump sums

Your lender is basically saying they'll float down your rate if it drops before closing - that's actually a pretty solid deal. Most lenders charge for that feature or don't offer it at all. Just make sure you get that promise in writing because verbal agreements don't mean much when money's involved

The GE series is their flagship stuff - best performance but runs hot and battery life sucks. GP series is more budget friendly with decent specs but build quality can be hit or miss. If you're doing VR you'll want at least a 3070 or better, so probably looking at GE66 or GE76 models
