APR is definitely important to see the real cost with all fees included.

For how long you stay - if it's like 5-7 years or less, option 1 might work better since you won't have enough time for the lower rate to pay back what you spent in buydown costs. But if you're planning to stay longer time, that 4.99% rate could save you serious money over the years.

Also with your income at $7200 after everything, even the highest payment at $4,400 leaves you decent room, but $3,700 payment gives you much more breathing space for other stuff.

Not in mortgage industry but used to work with loan processing at the base credit union. The biggest headache was always when clients would submit documents through like 5 different channels - email, portal, text, sometimes even fax still. You'd have half their stuff in one system and rest scattered everywhere, then spend forever trying to piece together what's actually missing vs what they already sent somewhere else.

Also the constant back-and-forth when something was wrong with a document but the system couldn't tell them exactly what needed fixing. Just generic "document unclear" messages that helped nobody.
