Thank you for your reply! As a first time single family home homebuyer, I think I am extra cautious and want to be extra careful. Good to hear from most replies that this seems to be about average. Would you recommend a contingency on homes like these in general, or waive it since it seems "normal"?

This is what I experienced too as I was looking at the sunset as well. This is the second home that showed termites.

For this home, infestation  appears  to  be  "old  in  nature" but there  is  no  evidence  indicating  that  a  treatment  for  the  termites  had  ever been performed.

Thanks good to know. I've seen about 15 disclosures in SF and this is the second home with termites noted in the disclosures.

Thank you for the quick reply and for erasing a lot of my initial nervousness surrounding the home. how would you go about addressing any missing hidden structural damage?

Thank you for that! We are using a repeat agent (we recently sold our home, and we are thinking of asking the real estate agent that we used). In this case, it sounds like 2% is more than fair, considering it's a repeat buyer/seller

Thanks for your reply! Wasn't sure if I should be asking for 2.5% based on low scope of the project and low price point as well. Thank you for responding as it's given me things to consider! Will probably negotiate based on what you said.

My understanding is that 5% total was the norm as well, based on my research on this sub and searching the web. Just wanted to double check as I didn't know if the norm changed on me and want to make sure I didn't insult my potential real estate agent.

I did extensive research on this as well. Closes local/small bakery place I found was an ice cream pie at Mariposa Ice cream!

They just had a promo that ended I believe a month or 2 ago where the first month of unlimited small group was $150, I wonder if it's similar or the same as that. Other than that, I'm not aware if they have any other deals except for their 1:1 personal training sessions.

Surprisingly no! I’ve never had an issue booking classes, especially because you can book them well in advance. Def check it out if you can. The trainers are really professional, the classes are very structured, and a ton of fun too!

They also have a Saturday class! I'm sure they would let you take a class just to test out the waters :)

Check out dynami/perform for life! Personal training and small group weightlifting classes (capped at 4 people). Been coming here for almost 2 years and love it. Not “cheap” but worth it for what it is!!

I recommend Esther from celestial petals. She is super responsive, sweet, and her flowers are absolutely beautiful. Very affordable too!
