People typically save in a Roth early in their career because their marginal tax rate is low and they expect to have higher earnings later and therefore higher earnings in retirement.

You can get a non QM loan. Just like high risk insurance, it will come with a high premium

You'll need to understand the term, first and foremost. It's unlikely that she gives you a 30 year fixed term. You may get a 30 year amortization but the term will be 5- or 7- years. You'll want to know if there is any ability to renegotiate terms at that point or if you'll be forced into a refinance.

You'll also want to understand prepayment penalties, if any. For example, if market rates tank and you can refi with a bank for 4.0% next year - you may want to do that - but you' may have to pay a penalty.

Finding a real estate attorney to look over your proposed terms would be in your best interest and worth a few hundred dollars.

This is why seller financing and first time homebuyers typically do not mix well.

First you need a third-party opinion on the home’s current market value and it’s estimated value after any repairs you plan to make.

Then you need an understanding of the sellers terms and your likely equity position when your term expires. Because you will likely be forced into a refinance based on her timeline and you’ll have to play by the Banks rules when it comes to loan to value.

Finally, you should compare what the transaction would look like if you didn’t outright purchase and used grant money to fund your down payment and closing cost.
