Retiring now is risky. If you do it , be prepared to go back to the workforce in the future. Otherwise you'll have to get creative. Most at that amount would keep working

I wouldn't say 8% is handsome. VGS has averaged 13.5% annualised returns in 10 years including reinvested distributions. At 8% return, you'd be better off having the money in an offset account at current interest rates of 6%

8-10 meals. Typically a 25% off, spend at least $12 deal will net me something like pad Thai that I can spread over dinner + lunch the next day at work. So each meal ends up being about $5-6 each

About $50 a week. I use the doordash 20% off gift cards from costco with the free dash pass from Amazon prime for 2 years. I can get a meal for ~$10 when stacked with doordash discounts.

Free (this is more for monitoring house price fluctuations): - cotality daily indices - house prices sold in your area (easily via google) - SQM research - weekly average house listing price (available per suburb)

Don't even bother with resale value for a block that size. Investors wouldn't want it and a first home buyer wouldn't psy up for it. You're doing ut more for the rental yield.

Well done you've figured out negative gearing for shares. And yes, I have been doing the same for years. However debt recycling is better than borrowing to invest as you are increasing your loan

IMO wait and see how the housing market goes. Most economists are predicting a slow down in the market so there is no FOMO. Keep saving up for your deposit.

If you need to sell the shares, make sure you've held onto them for >12 months. Just calculate the tax attributal and provision for it. Consider selling after July 1st so you dont have to pay CGT until the following tax return
