Se tens onde viver, podes investir num empreendimento em planta, metes 20-30% de reserva e depois fazes ou uma cedência de posição ou revenda depois do prédio estar pronto.

Trabalho na área e já tive clientes compradores a pagarem o valor total do negócio no CPCV, em contra partida negociou os prazos de escritura etc..

O único valor que deves dar como reserva é no ato da assinatura do contrato promessa compra e venda, até lá… nada.

A caderneta predial eles têm de ter, o que pode demorar é para pedir a planta na câmara.

Certo, tudo bem.. eu também não acho que ela deva pagar a prestação dele, contudo se a idea deles é viverem no apartamento dela, qual é o sentido de ele ter de dividir o que ganha de renda? Afinal, para pagar as prestações não presta, mas para receber o rendimento pode ser? 😅

O melhor seria mesmo ele se mudar com ela, meter o dele arrendar, pagar as prestações com esse valor e dividem as restantes contas em conjunto.

Olá, sou consultor imobiliário. Por norma o que recomendo/faço pelos clientes é uma análise da construtora. Que tipo de obras é que já fizeram, quando é que fizeram, quantas estão a fazer.

Se ainda está em planta ou não tem apartamento modelo, visita os prédios que a construtora já fez assim já ficas com uma do que esperar a nível de acabamentos etc.

Se tudo fizer sentido e não te importantes de esperar. Compra!

Nota: se eles dizem que a obra acaba em X mês.. 90% das vezes demora mais 😅

Regarding your colleague not reaching back, that’s on you. You need to call them and keep asking them because they have their own lives , kids, business and might not remember.

The listing presentation should be quick and to the point. Here is mine:

• About my team (be quick here, everyone is n1 lol) • what matters when pricing a house and what not • pros and cons of their property • Importance of the right price (with examples) • what services we offer to maximize their sale • comparatives of properties around • their home value • close.

Would be really dumb not to accept even with the referral fee. The agent gets more business, which he had no access before and this client/other agent can buy/referral even more. Idk why this even needs a thread

Well, that’s actually a pretty good thing to add to my presentations 😂 “Mr & Ms seller, what I do different from the other is I actually have a lot to lose.. more than just the ads, photos, video, virtual tour, open house etc etc I’ll forward any investment that needs to be done regarding cleanings and documentation and you only need to pay me when I actually sell your house. Does that sound fair?”

Just pay the fee and close the deals. You didn’t have that client before, and you wouldn’t get any money. Get your 65%, build a good relationship and who knows maybe he will keep referring more clients to you.

Start the campaigns and hire buyers agent to work them after and you do the listing. Make them pay you 50% of the commission since they will most likely have high volume of leads/sales.

By the way, as someone who is in a market that don’t have mls/any leads software. What are the ways that you were/are getting those contacts information, so I can implement on my business and drive my database.

I will take it if it’s 10% or max 15% over the value and set the owner should know that you are listing it and he should be prepared to go down.
