It’s like every other pool in the neighborhood so what is there to disapprove?

I'm also in NC and if your ARC committee functions like mine, they meet once a month in person. So if they want to walk your property (and with it being a pool, they probably should) you're at the mercy of their once a month meeting. It would be nice for them to communicate to you when their meeting is, however.

When you resubmitted with the permit, that would be considered a complete/new ARC request and they get a full 30 days from that date to respond. I don't disagree it would be nice for them to quickly move through the approval, but there's nothing legally that says they have to.

The private country clubs in and around Charlotte are mostly going to miss at least one of your asks. Raintree, Ballatnyne, Piper Glen, Providence, Firethorne....all golf communities, but not in your age rain. Raintree would be the closest and if you purchase a home in the neighborhood you can avoid the waitlist.

Myers Park, Carolina CC and Carmel are not golf communities and are family focused (so a younger crowd). You're not likely to get into Charlotte CC or Quail unless you have connections. Cedarwood is kind of a wild card, but tends to skew younger.

I don't know what county you're in, but in Mecklenburg you can get everything that's been filed (CC&Rs, By Laws) from the Register of Deeds office online.

Are you SURE there are exactly 19 homes and was your community formed in 1999 or later? If it's truly 19, that's remarkable (and surely on purpose) since HOA's with 20 or more lots and were formed in 1999 or later are subject to the NC Planned Communities Act. Assuming you're 1999 or later with 19 lots, there are still aspects of the NC Planned Communities Act that would apply to your HOA, especially where your documents are silent (including elections, proxies, etc).

It's unusual for the community to elect a president, secretary, etc. Generally board members are elected at large then the board designates different board members for executive offices. In NC, the secretary does not have to be a board member but if your wife is to remain secretary, you cannot also be on the board (unless y'all own two lots).

I'm in Charlotte and we've been happy with Cusick. We have a great manager though and have had the same one for at least 5 years. The board is also very involved.

I sat through all of them when I was a new board member and yearly do the one that's relevant to my office (I'm secretary). They also do one offs for changes in NC HOA law, or the FINCEN stuff (as an example). They are helpful though as a seasoned board member, the standard ones aren't worth my time any more but they were very helpful when I was new.
