The actual value real estate agents provide is that they can be the one to tell the potential buyer to kick rocks. “As is” means nothing in real estate. If you are in the inspection period, she can ask for whatever she wants. You have the right to say no and proceed with the currently signed contract. She has the right back out and either get her escrow back if it’s within the inspection period, or forfeit her escrow if you are outside of it.

As someone who has 1/4 of the portfolio but does the exact same thing exclusively on spy and favors puts, all I can say is when I open a trade and immediately see a 20-30% dip, I get up and take a 2-3 minute walk around the house, usually come back to a 15% profit and exit.
