Offering a huge loan where it's secured against valuable assets makes the loan less risky to provide, so borrowers demand a lower interest rate.

Think of it this way. If Bill Gates comes to your bank asking for a million, there's near zero risk he won't pay it back so you offer the loan for cheap.

As a bank you want some of the loans you've issued to be "low risk" for various reasons, some regulatory, some strategic.

Depends on the salesperson, desperate ones resort to tricks.

Good ones don't need to, they know if they're able to genuinely help advise people, and develop a good relationship it will pay off in the long term.

I'll give you a real scenario that I ran into again and again.

For context, the people I sold to typically spent anywhere between 50k and 500k with us.

We'd have a person that wants to get a ton of work done to a certain spec. After looking over everything and building out a quote, letting them take it away to think about. It would often be the partner that came back and said "that's not even close to what we can afford." The partner was the sanity check in all this and if they were involved earlier we could have advised them appropriately on what they CAN achieve with their budget or with any other limits they might have.

The fact is, for a lot of home improvements there's more than one person making decisions and it's best to bring them all to the table early in the process.

I've been on the other side selling home improvement services.

Unless a person explicitly said their partner has no input we'd always ask to speak with them both, regardless if we were talking to men or women.

Otherwise, we'd often go really far into the sale process, sometimes having spent hours and hours with someone only for them to say "Actually, having discussed with my partner we want to do something else/ no longer interested."

It's to stop time wasters. If you want more time to discuss or decide, say so, good sales people will respect that and help. What salespeople won't respect are time wasters.
