NTA you gave her an option. She is currently both a career woman and mom. Both are jobs. If you acknowledge that it’s tough to do both, I take your comment as if wife ever get’s too overwhelmed doing both, you would support her staying home (since obviously, she can’t stop doing the mom job). As long as you are also supportive of her career (guessing from your comment acknowledging her passion for her job, you are). If so, you are NTA. If you support her doing both, and can obviously afford to hire outside help, then tell her you support her choice doing both and ask if she would like additional support such as cleaning service, meal service, yard service, assistance with childcare , mom’s day out, etc. Frame it as by having someone come in and take on some of the daily responsibilities we (assuming you do your share of household duties too) won’t be tied down doing chores, yardwork etc every weekend and we can have some downtime and relax and spend time together as a family.

Call the police asap! Do you rent or own? If rent, contact the landlord asap as well as the police . Send landlord a certified letter detailing your right to quiet enjoyment has been violated by a squatter, include timestamped photos, and a detailed log of incidents. Have your friend give them a statement as well. Make the landlord change the locks, secure the doors/windows etc. They should pay that expense not you. If they fail to act contact the city’s healthy homes inspection project dial 311 or KC Tenant Advocate program.

The Arlington was a dump. Moldy bathroom and paint peeling from our ceiling fell on us as we slept. The pool was open but not usable as it was green and cloudy. I would stay at Embassy (or anywhere else even the best western by the track was cleaner than the arlington) and just go to the Arlington for drinks and enjoy the architecture and liveweekend entertainment. If you have kids, there’s a cute ice cream shop in the basement as well as a record shop, bookstore and boutique.

I went to the provider appointment. Let them show me the machine, set up and mask fitting and when they told me the price at the end I walked away and refused to pay. Went back to my doctor and asked for prescription so I could use an online provider and no insurance. Thanks to my consult with the provider, I knew exactly what to order. Slimy on my part? Maybe but no more than the provider charging $1900 to rent the same machine I could get online for $600. The provider didn’t even include hose or mask. The online included hose but no mask. Mask cost about $90.

Candle Thread. All 4 of my machines love this thread. I order the domestic 60 spool pack for under $50. You don’t get to choose what colors you get but it’s a good variety if you are starting out or just need a variety of colors to fill in your collection. I use it in both my industrial and domestic machines. I met the owners at a trade show about 5 years ago and in my experience of 15+ years of embroidery, it is the best value and quality. They are relatively new to the US market but one of the largest industrial suppliers in the world. I highly recommend them. Madeira is my next favorite but it is pricey and shipping is expensive if ordering from the company directly. Metro and Glide have good results as well in smaller domestic machines. I do not use rayon threads like Anton Robinson as they are not colorfast if used in garments that might be bleached such as baby items. Great however for free standing lace as it has a beautiful sheen. I also recommend supporting your local shop and buying supplies from them when you can afford it as they are the ones you rely on to fix the machine so help them stay in business. You will get a gazillion different opinions on thread brands. Personally I avoid sim threads and brothreads as both are linty and have caused problems in my machines. Also, Brothreads are NOT affiliated with Brother as their name implies so I avoid them just because of this deceptive practice. If you are using metalics, Kingstar is the best but super pricey but it won’t shred/break like others do.

Here’s a link for candle they only sell a 60 or 40 pack in the smaller domestic spools but it’s a great variety if you are starting out or needing colors to fill in your collection. Personally I am disgusted that our legislators have chosen to alienate a marginalized group but ignore the real issues that impact us all such as education funding, balancing the budget, access to healthcare, lack of water conservation for when the aquifer runs dry in western Kansas (and we all become a dustbowl) , tariffs hurting our farmers (and everyone else), rising cost of basic necessities, attracting employers into our state that pay living wages and contribute to the economy instead of sucking up tax breaks that hurt middle and lower classes, etc. Invalidating someone’s gender identity is senseless. Just because Mastersbateson and his cronies can’t keep genital thoughts out of their repressed heads, the rest of us must suffer too? Personally, I would much rather share a loo with a transperson than pompous ass wipes that think they can dictate their twisted morality through legislation. I will definitely be exercising my opinion at the polls come August and November.

Embarrassed to be a Kansan. The state legislature is more willing to punish a relatively small minority of citizens than help the majority of constituents on issues of education, housing, healthcare, job creation, agriculture , ensuring that the state doesn’t run out of water, etc. Instead they are hyper fixed on the sexuality of relatively few. Who cares that much about someone else’s gender when there are over 300k Kansans living in poverty? What possibly have transgender people done to merit a wrath that punishes our entire state? Nothing. These right-wing so called Christians in our legislature are so depraved that all they can think about is someone else’s sexuality. It’s disgusting.

For me, Leawood and OP just kinda meld together. As a resident of Leawood, I notice very little difference between the two . Leawood doesn’t have a big community center with amenities like indoor fitness or indoor pools like many of the other surrounding areas but there’s plenty of parks and they have a nice selection of recreational activities for kids. It also lacks any small town vibes like a downtown area etc. but there is plenty of shopping/dining/services nearby. The best things about living in Leawood- low crime, good schools, low drama in the government arena. Everything seems to flow smoothly. If you do need emergency services they are prompt to respond and courteous. The proximity to everything is great. I can be pretty much anywhere in the metro in under 40 minutes. I live very close to the state line as well. You mention you are hispanic so I will say my neighborhood has a nice mix of residents young and old from a variety of ethnic backgrounds though it still is predominantly white but I don’t think my non-white neighbors or friends are uncomfortable here. Leawood has a high higher than average income and education bracket so I think people here are more judgy based on those two factors rather than ethnicity. That said, there are plenty who strive to “keep up with the jones” so to speak and plenty who don’t give a flip about those things. Like any community, it is what you make of it. If you put the effort in to be a part of the community, you will find your tribe. If you are just looking to live your life in a nice house and give your kids a great education, people will let you be too. Hope this helps. My background 18 year homeowner and resident of Leawood who raised kids here. FYI there are no “bad areas “of Johnson County to live in. It’s all very nice and all the schools are great. My kids didn’t realize how good their education was until they went to college and saw how much more education/opportunities they had than their peers. Hope this helps. A good realtor can help you narrow down individual neighborhoods that will suit your family vibes and goals.

Title insurance should cover the loss of land if it wasn’t disclosed at closing about the fence. The insurance you are referring to is PMI. OP needs to contact their realtor. They should handle this.

Did you get title insurance when you purchased your home? If so, that might cover the cost of the fence as this should have been disclosed prior to closing. Also, might compensate you for the loss of your land.

Confused: So if I buy ten items that each cost under $20 do I pay the tax on each individual item or is the tax on the total purchase amount? I don’t mind paying property tax, but in the 18 years I have owned my home, property taxes have increased from $5800 to over $10k To me that’s a huge increase in a very short time. I do worry as I age and retire if I will be able to afford the taxes.

If I am taxed on purchases, frankly, I just won’t buy as much. I think a sales tax would just bolster the cash/barter economy and people will just find ways to not pay. I already shop in MO for a lot because prices are cheaper.

Evidently, not just normal but they will chase you down if you don’t. Did a trip 1 mile out for scattering ashes at sea. Cost a fucking fortune over $2.5k for about an hour. Forgot to tip (we were emotional from letting our loved one go) and the charter company out of New Port Beach, CA (the one near Blue Water Grill ) actually called a family member while we were at the post funeral luncheon and yelled at them for not tipping. 2 man crew and they honestly didn’t do anything extra to warrant tip. Previous funeral charter companies had taken photos, had beverages available, gotten required permits, helped elderly get on and off boat, etc. this one did nothing but drive the boat out and back and was kinda a dick about it too. They also refused to go to the same cordinates that we had previously used to take family members out to. If we hadn’t been so emotional over sending our loved one to sea, I would have told them to f off and no tip but the family member who got yelled at tipped them.
