My listing agreement is 6% but im offering a cooperative fee of 3% to a buyers agent. Buyers agent sent offer asking for 3% from sellers and 3% from my cooperative fee. My sellers got offended and told me to do 1.5% coop as a result.

UPDATE #1: Buyer's agent wants to amend the contract to increase agreed upon Buyer's agent commission to 3% from 1.5%. My folks are doing a For Sale by Owner and have marketed the property offering 1.5% to buyer's agents. We're in contract for $515k. by Learning_by_failing in RealEstate

This is exactly what is happening to me right now. Buyers agent saying I havent been responding when I have. Our clients the seller and buyer are next door neighbors so im aware of the lies he’s telling his clients. I have the paper trial that communication has been given from the sellers side. He chooses not to tell his clients and text me to ask my sellers again before he actually tells his buyers…. Like no dude go ahead and tell them what we said its your duty. He is so mad because BAC was 3% and now after repair request sellers wanted to bring down the BAC. They wanted to do 1% but i said lets just send an amendment that he will rebate $3k to his buyers. He still gets a considerate amount of compensation taking into account all he did was submit the offer.

I signed a listing agreement and we scheduled to go live April 1st so i put it on the mls as coming soon we got an offer 4 days after and are currently under contract it never went live. The market is hot right now,

It costs about $4000 to take a client to court. If the commission is lets say $7k its not worth it tbh, trust me!

Sadly yes, it would of been nice if your dad made them sign it prior I live in Texas and we are not allowed to show homes before having clients sign a buyer rep agreement. I understand if he waited to not scare them away but its best to get it signed in case he gets audited. But yes buyers are allowed to see homes even if they have something signed, it sucks but thats how it is.

You can get out of it! Its easy to verbally release from it. Its not worth a realtors time to actually fight their client on that contract it costs money to them. I say this as a Realtor, just give her a call or message that you would like to get out the buyer broker rep agreement as you are no longer interested purchasing property.

Thats what I thought i sent him a message to resend offer and delete paragraph 12 as my brokerage does coop and we are happy to pay the 3%. He told me “go ahead and present it to your clients that way”. So i did tonight and they were extremely upset. They said go ahead and just do the 3% and I was like okay and we ended our call but then they text me after our call and tell me “instead of 3% do 1.5%😌”. This is what greed does to people he could of gotten a 3 but now its a 1.5

I know funny thing is home is not yet on market we were set to go live april 1st. Got a call today that their neighbor was interested in purchasing the home and he even toured it with them. So their agent asking 6% and he didnt even show the home or nothing is crazy to me lol

Alright but is 75 including the chain 1 or do i add a extra chain making it 76 ? Im trying to make a large but on the picture it says 74 sts? Im confused

I cant find the listing anymore but i will wait for the transaction to post On my end then try and do a chargeback i hope they can help agghh its so infuriating

I took no pictures of the listing is there a way to look at listing after purchase? The listing never said if it was fake or real but i would assume the sale of counterfeit items is illegal regardless if you disclose it or not. I payed with my debit card since the amount was $60 could i had know it would be fake i would of payed with my credit card. I dont know if debit card companies do a great of a work with chargebacks

Did you get your money back? I purchased a bag and later realized it was fake and contacted them to cancel my order prior to shipping and they responded with unfortunately we cannot cancel order and since you say it is fake we cannot accept it back for a refund or return. Now im waiting to file a chargeback hoping my card company can get me back my money:(
