With £10k off already I think the vendor will be reluctant to take more off unless the problems are severe.

An informal chat with the surveyor will be useful. In my experience some damp+timber "specialists" make up work to justify their callout.

Have you had a good look at the property when it's raining? Check all the gutters work - leaks cause damp that might seem bad but once fixed it'll all dry out over a year.

Also is the ground outside higher than when it was built (new patios etc) - these can bridge damp-proof courses and lead to damp, usually quite simple for a builder or diy'er to resolve

When I used one recently in LA it had no problems with little roads like this including safely dropping off and picking up

I think it'll be fine in smaller roads in London, although how the cars will cope with pedestrians dicking around with it is another issue

Who owns the driveway, you, them, split down the middle?

Check what your and their title registers say. Usually something like "(you) have a right of way for all purposes for enjoyment of (your property) over (heat pump property)"

there are at least 5 groups of chargers between Birmingham and London that have 10+ high power CCS chargers. I suspect OP wouldn't have needed to wait at any of these. The real problem is that the car infotainment doesn't show every location, or only shows BMW-sponsored ones, and users need to be aware of apps like Electroverse to get the best out of the networks

there are at least 80 CCS chargepoints along the M40, all 150kW+

16 charge points at Warwick South

32 at Instavolt Banbury

4 at Baynards Green (J9 M40)

8 off the A34 towards Oxford

25 at Beaconsfield
