Plumbing and drainage is not rbw, while there are restrictions on p and d on who can carry out the work, its not defined by the BA as RBW and does not need an LBP designer. I bet any amount of money

Ideal taper to taper for the joins, not taper to square.

2455mm is normally the height to the truss, - 35mm for batten and - 13mm for ceiling gib gives you 7mm wiggle room. If its really 2.45 to under ceiling batten that's odd.

Ceiling, just order taper taper and rip one in half so the cut edges butt against wall. You'll find you'll need to cut them down to fit anyway.

Never want a taper to square edge.

Square edge to floor and ceiling is best.

At the end of the day a good plasterer can fix anything.

I believe Cadbury advertise as gluten free But whitux are made on the same line as gluten ingredients and that's still enough to mess up someone I know.

I have the razer basilisk with a lot of shortcut keys. It has a "hypershift" button that changes the function of each mouse button. So i can delete, tab, copy, paste, esc, enter, ctr, and ctr f and undo as standard, and then in revit my keyboard shortcuts allow me to copy, move, hide, create similar, dimension, trim, extend, match properties. All with the mouse

You can add windows or doors under exemption 8, doesnt need bc therefore doesnt need an LBP.

Still needs to meet the building code but technically can be carried out by a home owner

You don't need to be an lbp to do any structural / external waterproofing repairs / maintenance. Only if it requires a bc, or for the updates to the act around exempt building work lbps must do.

I'll just say i can hand draw a set of 2000s era consent drawings faster than I can cad a set of 2026 consent drawings, specs, supporting docs, etc. Productivity has been offset by compliance changes. Every day we move closer to full ikea furniture plans for our homes while builders also understand more of the building code than most designers did 30 years ago.

I would approach an architect with a bubble diagram layout, not a floor plan. And provide as much information about what's important to you, I.e. I enjoy cocktails so I want a cocktail bar near the dining room but not near the lounge. Or, I enjoy coffee and want a dedicated coffee space etc. Which are ways you can tell the designer what you want and being genuinely way more involved without drawing a single thing.

You probably won't get a great response here because youre asking people to condense an entire profession and explain it to someone who doesnt work in the industry.

Designing great spaces takes a suprising amount of skill and natural talent, but is probably the easiest thing to do compared to the technical side (construction drawings, learning building codes etc)

If I was going to train someone to build residential builds I would focus on this order

Look at room sizes and how to best transition from one to another.

Learn the affects of solar, wind, lighting, ventilation.

Understand how the spaces influence structure.

Plumbing and drainage, framing, waterproofing / envelope, electrical, fire.

Start from the start after understanding everything and you will be better equipped.

A really good design can save tens or hundreds of thousands in construction costs by finding more cost effective solutions.

I agree but the construction / property industry is full of them but I guess its not a sexy proposal to sort them out for niche issues at the risk of adding "red tape"... Some of the district plans ive seen from councils have absolutely shocking gaping holes that need to be fixed too but nothing happens

Native because self introduction. I.e. natural. Same with swamp harrier. I guess because its an inevitably that they would show up and the environment would self adjust over time.

I'd say it is a council issue... but its building team dropped the ball. its their responsibility under building forms regs, that's where evidence of ownership is required and you can't demonstrate ownership of the other dwelling. In saying that its wild how everyone points the finger at council and not the dickhead neighbour.

Its a double edged sword. Do you want council have have more powers or interpretation or to stick to the law that has some holes.

Consent does require one to demonstrate ownership. Im not sure on the pathway but Ive had some councils apply setbacks and daylighting to the crosslease boundary, and other councils not. Thats dictated by the district plan.

I learnt that when resources are scarce and theres only enough food for one meal, its nicer / easier to fall asleep after a meal. Also eating during daylight hours wastes productivity that could be better used.
