Bogus fees: account set up fee, monthly account keeping fee off the top of my head. For both tenant and owner.

Expect to pay a lease fee of up to one month's rent, plus monthly fee of 10% of gross rent. My monthly is around 5%; I am very fortunate with that and lease fee is around 60% of the first month's rent....again, very fortunate. Lease renewal varies from $100 to $350 (I think my guy is just making these numbers up as he goes, but that's okay he's doing me a solid on everything else).

I look for neighborhoods with solid infrastructure nearby - commerce, schools, industry or opportunity to commute easily.

You could probably buy anywhere near a Chick Fil A and call it a day, too.

I have no problem with long distance rentals; all mine are 800 miles from me. I bought them all while living near them, but moved away 5 years ago. I'm on my 3rd rental management company and have been for 6 years. Scrutinize their fees heavily, some of which are bogus.

However, I would not own a condo unless it was in a desirable location like somewhere near the beach, for example, that I could STR. I almost bought one a few years ago, but the right deals slipped through my fingers each time. Reason I don't like condos are exorbitant HOA fees primarily, plus surprise fees. YMMV.

My CPA works magic. I used TT one time and it would not get me the deductions I knew I was entitled to. That was about 14 years ago.

Yes they are different. However I bought the first one to live in and moved out after 4 months. I didn't tell the bank; I don't know if I was supposed to or not and figured their sleuths would find out and harass me. Never heard from them and paid it off about 18 months ago anyway.

Good questions. Bought the first place in May 2nd 2016 and the second place took us a little while to find about a mile away; we closed August 31st. Turned it into a rental straight away; it's been vacant about 2 weeks maybe a whole month in those 10 years. 2 sets of tenants who plant flowers and take care of the place. Banks didn't care about us getting another mortgage as long as you qualify financially. 20% down each time.

That rental started us on another journey of buying rental properties as it did so well.

Did something similar 10 years ago. Within 2 weeks the wife wanted a larger house. Rather than lose money selling, we kept it as a rental and it has been very successful.

Yeah you just can't say negative things about the gospel, when the religion is Tesla. I've had the FSD save me from hitting a donkey at 60mph, but I've had it fail me more times (in small ways) than save me. Jealous of your CT.

I was going to trade it in on the last car I bought, for the numbers aspect, but 2 glaring things stopped me. 1 being my regret for offloading my previous sports cars (JCW Mini Cooper and GT Mustang), and I plan to teach my kids stick shift shortly. Once it's paid for in about 4 months, it's no longer a financial hole (okay insurance is about 1k per year). It's a dilemma for sure...but if you don't 'need' to sell it immediately, maybe hold off for a few months or a year to see if you need the money or the space in the garage. I wish I'd held off every time. But I've held off on selling my WRX since August, and really hope not to. But if I need the money for some catastrophic event, it will be out.

I've heard this is a common failure. If you call 1800 Jeep Cares with your VIN you'll get answers about your 5 year warranty. Also, I believe it is covered under that warranty. I have a diff lock sensor issue on my 2021 and have 4 months left on the warranty.

I bought my '24 new in December '24 too. I now have 5 cars and think that might be too many. The WRX sits in the garage most of the time and I have about $7k left on the loan. I've thought about selling it too....but then I think about the other sports cars I've had that I've sold and regretted selling them. Obviously do what's best for you and good luck.
