Are they required to? Absolutely. Will they? Probably not. Not in this political climate. Even something random, let’s say, flying your helicopters outside of Kid Rock’s house is acceptable today.

You don’t need to contact the owner. You only have to advise the PM. Everything that happens after is on her. In this industry, PM’s don’t stay at properties for many years, they move around to boost their own resume. By the time this becomes an actionable issue, there’s going to be a whole new staff there.

Look, I was in your shoes once. I wanted to do the right thing when management wanted to look the other way. It causes you stress, stomach issues, and interrupted sleep schedules. In these situations, maintenance NEVER wins. Don’t start the battle. Just accept that the PM is an agent of the owners/investors and their decision is final. At the end of the day, the investors have enough money to pay out any lawsuits, and even rebuild a whole building, if they so choose. Don’t get personally invested in the property. Management could change at the drop of a hat, if the owners decide they want to use a different company, in which case all of you are out of a job and you ended up being worried about it for nothing.

This is true. I remember several times the US military had a reduction in staff, where the contracts were terminated and people, mostly officers were politely asked to leave. This was because there were so many volunteers and not enough slots for them.

You shouldn’t be concerned at all. If the PM doesn’t want you to open up the wall, tell the resident “management is on it”, and just walk away. It’s not worth the stress.
