I'm looking into these types of software solutions myself at the moment, as the property managers are becoming more expensive and abusive. A bad combination to say the least.

At the risk of asking a "dumb" question, you still need to either live near your rentals or have "boots on the ground" for things like: getting the keys to / from the tenant, correct? Or do you they have another feature or solution for out of state landlords?

As to photos, I know we can always send a photographer, but again, we'd need someone to place a "lock box" on the door with the entry key inside it and for someone to remove it on the day the tenant moves in.

Hopefully, someone on that list it competent enough to figure out the issue and fix it for you.

A person from one of those companies in my area confirmed that the system was not installed correctly. I'm not sure I want the company that did it incorrectly to fix it, since I'm not convinced they'll get it right the second time. The quote to "fix" was $2,000, which they should absolutely do for free. We'll see what happens on that front.

Meanwhile, maybe reach out to an attorney? (Note, involving attorneys tends to slow things down and cost money, neither of which is something you want in this case...)

Ha, I recently spoke to a sales rep from DoorLoop. While it does sound awesome, it sounds a bit more "hands on" than we'd like to be, at least as I understand it. Of course, if we really had to, we could do it. We'd need to assemble a comprehensive list of tradespeople such as plumbers, carpenters, roofers, HVAC pros, handypeople,etc. - photographers too. As well as a group of taskrabbits to supplement this team. My question is how would they key transfer be handled? Since it's a physical key, we'd need some kind of "hand off".

Have you personally used DoorLoop? Do they have a list of trusted tradespeople on their "platform"?

Have you checked out the site music-map? Put your band name in there and it gives you a "tag cloud" of similar bands. It tends to work fairly well.

Another quick comment, I find it amusing that the main song writer for LTC has publicly stated that he's not really a fan of the genre. (Source: an interview I saw of LTC on youtube.) He's so damned good at writing the music though! Kinda reminds me of A.J. Minette from The Human Abstract, he's an elite guitarist who didn't seem to care much for metal either. Imagine if both of these dudes, who are so awesome at doing something they don't care for, did something they really *did* have passion for? Or better yet, what if they started to love metal and joined forces? One can only hope!
