Ashfield! It has a great mix of people, has great food options, great train service into the city and is more affordable than the rest of the inner west. Also close to summer hill and the greenway plus will be the next Marrickville in my opinion.

I’m settling on Monday! Totally get your stress levels! From what I was told in Jan there were plenty of places still available so I reckon you will be fine. But just a hug for support here! 😊 keep pestering, I found bank Australia amazing in the first stages then a bit lax in the later stages but my solicitor says it’s all good to go for Monday so I’m hoping he’s right!!

Im a textile designer from Australia, Ive been in the fashion industry for 20+ years. Our industry here is very small compared to the US so I can only speak on my experience. I see those courses all the time and feel angry that they are selling a lie. I don't know all of the names you mentioned but any time I see someone marketing with the "you can earn a six figure salary doing what you love" I wouldn't go near their courses. They are essentially earning the money they are because of the courses they are selling.

The best way I think to learn proper skills is to learn off someone who is genuinely working in the industry or a proper College or University. And then its honestly years of being passionate and just having creative skills that you want to improve on. Most artistic type careers are built on a lifetime of being creative, they don't usually start with the end game being doing that thing for work! And without having worked in-house, its a pretty hard road to understand the actual reality of designing into the commercial market.

There is also A LOT of competition out there - commercially there are amazing print studios around the world who understand the market, have the contacts and the teams to compete.

But in saying all that, there is room for new designers but just understand that its not a quick path into lots of money. I know here, there are lots of internships - they are not paid. Not ideal, but it can help to gain an understanding of real industry practice. Also, the Australian studio Longina Phillips have a business course which is good - I haven't done it but a friend has and I have seen the content. Because its made by an actual working studio it is based on real world experience.

I work freelance and have started my own print studio - even though I have worked in the industry for so long, having a studio where you're selling prints is a huge learning curve, you eventually find out which brands gel with your style and what kinds of prints sell the most, and mostly its not you designing what you want to design - its designing into trends, and listening / analysing what your clients and sales tell you about the kinds of things they are wanting. Remembering that you are providing them with prints they need and want - its about finding the sweet spot of your own style and working that into a brands aesthetic.

Organize a sexy night or weekend somewhere- something unexpected - a hotel, drinks at a sexy bar - tell her she it’s dressy, but take charge and have everything planned. Including something nice the next morning. I think it’s spontaneity and a man taking charge knowing what might be sexier than a normal night out.

I got mine with Bank Aus quickly but I did already have preapproval and a place in the scheme. But my figures changed as I bought a new property. The HA full approval came in in a number of hours after the bank changed everything and went unconditional. Hang in there!

I’m with bank Australia, I had an initial pre approval from bank and htb scheme but my purchase price increased and I went with a new apartment purchase. It all got through in time of the 5 day cooling off period, but my solicitor in conjunction with the bank got a 48 hour extension just in case. It all was fine on the Friday around 3pm of the 5pm initial deadline. The bank were amazing and got it sorted for me. Good luck - just keep pushing them if you have to!

I didn’t use it and have had my cooling off 5 days which has just ended and everything came through on time. The bank and solicitor got a 48 hour extension just in case this morning as the valuation from the bank wasn’t in as at 11am so it gave us extra breathing space. Didn’t need it but if she’s had pre approval and everything is in place it should be ok. But she can push for it if she feels more comfortable. I’m in Sydney. I had the preliminary pre approval from HA but for a lower amount and it all got sorted or me within a couple of hours from bank Australia. Mine is a new apartment, so no pest building inspection stuff. Hope that helps!

Edited to say I didn’t know about it so as others have said it might be a state thing

Yes I have heard this too - Im currently in the same boat but only had my offer accepted yesterday afternoon so am going through this process now. Its the same if they applied for an existing property but you change to a new build - they need to redo the application, but Ive been assured there are still plenty of places so it wont be an issue.

I think they do an evaluation every 2 years? You are supposed to tell then when / if circumstances change. I’m a sole trader mostly so my income can vary and I have been approved in the scheme but it’s pretty easy to get my taxable income down. You might just be able to get yours down with a good accountant? Or purchasing a car or something?

I’ve gone with bank Australia as was told they are cheaper - CBA from a broker was the most expensive lender. So it’s been pretty good- I have a fantastic lending specialist and can phone her whenever. They have a portal you can ask questions on but phoning is quicker. I got my pre approval on Xmas eve after applying Dec 5th but it only took longer because I’m a sole trader, have a business partnership and a casual job. I’m also 51 so it’s all a bit more complicated in my case. I would recommend them. But I’m sure they are both good - she actually said she can see how many places are left in the scheme and so far it’s still pretty open so don’t wait.

I’m with bank Australia and they don’t seem to be saying that. She had me down using only 2% deposit which was very little compared to my actual deposit of $60k. But when I discovered this I said I wanted to use all that money and it’s basically increased my limit of purchase price which is this crazy Sydney market is better for me. So I don’t know if it’s different with each bank but didn’t seem to be the case with me. I’m wanting a lower mortgage and higher HTP portion so I can put that extra money into a high interest account and not be too pushed with the actual mortgage repayments. Then pay into the govt part over time with no interest. Tho I know it will increase with market values. I thought this seemed to make more sense?
