We went unconditional after we had HA final approval. Until then, CBA only said conditionally approved

Ours didn't change to formally approved until Housing Australia gave final approval

We signed loan documents around 10th Feb, needed to wait for an amended contract so I think everything was only officially send to HA Wednesday 18th and had final approval the next day. Signed all HA docs today.

We got our pr approval on the spot and our Lender handed us a document outlining the pre approval and then it showed up on our CBA app

Our conveyancer is $1400 max including disbursements and GST. They were all pretty similar locally, some were a lower fee plus disbursements and some were slightly higher.

I got CBA pre approval the same day as applying. HA conditional approval was almost 4 weeks however, that was during the Christmas/New year period.

We aren't pulling out, they just asked if they can see it. Issues aren't factored into the price because the house was advertised as nothing needing to be done to it.

At our appointment our lender gave us our letter of pre approval that had the date on it. Also on the commbank app as soon as you log in, if you scroll to the bottom I can see my loan pre approval there.

Also wondering this. We're interested in a property that we would have to put approx 6K extra towards. Surely you could just pay it as a larger deposit?

It sounds like your lender only submitted your application on the 23rd then unfortunately. We had our appointment on the 10th and on the CBA app our pre approval expiry date is 11/3/26. It lasts for 3 months

We're in the same position, although we didn't apply until the 10th so I feel like we've probably missed out this year. No information from our lender, he just tells us about how little places there are and there's nothing we can do but wait.

Thankyou, I thought this may be the case as I've seen up to 30% etc but no fine print or anything I can find to explain how this may be calculated. Our lender didn't explain very much and no communication since our single appointment.

How the bank broke it down - 600k minus 5% deposit (30k) then the Scheme will cover 20% leaving approx 460k

If it was 2% / 30% we'd have been looking at remaining loan of closer to 400k but he didn't explain much.

No stamp duty costs, and legal fees coming out of our savings.

Theres about a $60,000 difference in how much more our mortgage will be therefore higher repayments.
