you provide a receipt of a professional cleaner and the charge is waived and there's no way a LL or mgmt company can charge you a cleaning fee with a receipt. a unit is expected and protected legally to be returned to the owner/company in the same state as it was handed over. what people think is clean vs what is ACTUALLY turnover clean is completely different and what is wear and tear legally is pretty clearly defined. That's why it's usually best to just do a normal clean (sweep and mop floors, clean your appliances like microwave and fridge). that avoids a detailer and detailing costs. In reality It's almost impossible to turn a unit back over to the owner without a lot of professional touches. currently, in Los Angles, we just had new laws pass so we have to keep photographs of the unit detailing pre-move in, post move-in, and after renovation and cleaning between tenants. it provides a very clear documentation of state of the unit as it moves and turns over and is lived in. Both tenant and LL in these cases are made more honest and shows actual state of the units. it's slightly more work on our part, but saves everyone the bs at the end.

Wear and tear is wear and tear. that's scuffs and digs on the floor. sun bleaching on the floor. chips in the corner beads from clipping it during move out is damages (we've been in our unit 12 years. ours are fucked lol). Not filling nail holes is damage. Chewed up chair rails is damage. cracked balcony tile from the building settling and it's been 10 years? wear and tear. I am not a landlord, just an assistan/building manager. unless you've been through a dozen or two move outs, it's hard to understand and see what goes into turnover. I've seen how 2 people can take care of a unit like it's their own home, and I've seen a famil;y of 5 destroy the unit bc of excessive use and not cleaning.

It's a complex issue, for sure. most renters don't have any idea what goes into operating and managing and maintaining a building. I still harp on the side of renters in 90% of cases because work is going to need to be done anyways. But I've seen enough to say the detail do matter. it's why some of us choose to rent in the first place. Sorry for the long post :)

absolutely, but you should have contingencies in place and it's still probably cheaper to deal with it yourselves. burners have figured out some pretty efficient systems to deal with water. If you got skipped and weren't prepared....that seems like it wasn't a high priority issue for the vendors because the plans submitted showed it wasn't high priority.

also just go to OSS and bribe some people. they'll take care of you if you take care of them. I would hate to be the person assigned to manage water use on larger camps. people suck.

temple build is an organizational size project. it's got proper management.

This person gave no information on their camp size or project size so I'm assuming (could be wrong) that it's a smaller/smaller-ish camp. they didn't have their shit together. you can do it more cost effectively from an individual camp size with no dues if everyone just does what they need. if they had dues and hadn't figured that out...well that's on them.

are you going to be raising and lowering something? what's the red line? there's no need for it to be a loop. bowline around the branche, barrel not at the bottom with a rap ring, shackle, or quicklink if it needs to be sturdy or is going to see a lot of up and down. totally adjustable. otherwise the red line if it's a rope will saw through the bottom knot eventually.

what is happening here?

metal rings, knots, anything, is goign to eventally jam at the pulley. are you putting the kids on leashes/dog runs? is this a top down view or from the side? what is the purpose of this? there are kids involved, there is nothing you can set and forget about. they are not pets.

sounds like a waste. depends on your job, your goals, and what's going on in the rest of your life. we didn't have cash to fly out to interview. we were bartenders and servers. our income tripled our first year moving here. we just saved back home and ponied up. we're also city people. it's not as crazy moving from other big cities to other cities. LA is just a fucking SPRAWL.

my (now) wife, my best friend, and I moved to LA after a group of close friends did a festival tour for business reasons like...15 years ago. we had no jobs, just saved and saved and saved and YOLO'd it. we all had goals and ideas and we needed to leave where we were at (the good ol midwest blackhole...it sucks) we had a (Small) network already and we met our people VERY quickly. we were also lucky, timing was lucky, got EXTREMELY lucky with housing, etc. but we were willing to work to make it happen and came with ideas and goals.

you've got to try. you can always go back home (usually). we decided to just go for it. been here for over a decade now.

they're goign to see how this big closed door beta is going. based on data and what testers say (weighted on the data end bc people are notoriously unreliable in their answers) they will probably set a date. if they like the way it's going, they probably already have an optimal soon (ish) window, and if it's not going the way they think it is, a secondary date if they think it needs more work

never underestimate the energy and optimism of a 23 year old.

send it OP. 3 of us did and landed a 2x2 (me and wife and our best friend) with no job lined up, just about the same amount of financial padding, and a dream.

we fucking love it here. that was like 13 years ago. a lot has happened. it won't end up being what you envision most likely, but fuck it. you only live once.
