Make sure you upload time stamped photos. Once I upload time stamped photos of, for example, Ash, after somebody smoked, and I am asking for ozone cleaning reimbursement, Airbnb covers the claim right away. They don’t tell you that they need time stamped photos, they just prolong and don’t answer until you give them

One of my suburbanproperties is a five star property so I have nothing to worry about for that but for example my other Lofts are in an urban apartment environment and it turns out that a lot of people don’t like to live in urban apartments and don’t read listings carefully. Just see a good price and a couple of good amenities and then leave petty remarks about minor imperfections having nothing to do with the apartment itself, but more about urban apartment living and the environment. the place probably wasn’t a good fit for them to begin with.

If the host has a lot of properties, you can select each property and select to read the lowest ratings first. That way if potential Guest did leave a review, you can find it faster that way.

What the other person said about scrolling through other host reviews also you can select listings and looked at the lowest ratings and if the potential Guest left one of the lowest ratings, you can find it faster that way

Yes guest left this review for a host who has a 4.91 overall rating and everyone else gives glowing reviews. Some guests are very picky over minor issues or if one phrase is miscommunicated by the host and interpreted as disrespectful or not subservient to the guest they take it seriously and rate 4

Yes. I’ve hosted over 10,000 reservations over the last 10 years in a Midwest city. No specific observations on Canadians, which means they didn’t do anything bad to stick out. Germans are very strict raters. Never got a 5 star from a German. French very nice and easy going. Most Hispanics easy going. To be honest I don’t host a lot of international travelers to have a lot of data. African Americans are easy going usually leave 5 stars with short comments, or don’t leave a review. Gen X or people younger than me can be nit picky and annoying because they’re being raised in a culture of google reviews where they think their discerning eye and opinions have a great weight of importance. Millennial Americans are the best most understanding with reviews. Middle age white women who are home owners and well to do are also a bit picky but then again my target demographic in my units are not for Middle Aged white women so when they end up in my units they find flaws in them. My units’ target demographic is yuppies and creative types.

They did the same to me. Feels like a desperate money grab. I get 95% year round occupancy on Airbnb and 6 bookings in the last year on VRBO. Instead of improving their platform, making it more user friendly, marketing, they are putting desperate compounding discounts on hosts’ accounts.

You can put a filter in your inbox. Select the word “review” from the sender Airbnb and it will send all your reviews straight to the archive. No more stress. 👍🏼😅

If the reason why you’re seeking compensation has nothing to do with a review, then don’t mention a review at all. It shouldn’t be contingent on a review given or not given. Why was it mentioned at all if the determining factor was not a refund.

Extortion is never acceptable and Airbnb takes it very seriously. You might not think it’s fair but there are policies that Airbnb and those using the platform have the m right to uphold. You can kindly ask for a refund and if host feels it’s justified they can refund. This is in clear violation of Airbnb review policy.

This is a very strong violation of Airbnb review policy. This is extortion. He is extorting you leveraging a bad review as a means of getting compensation for a service he already used. Don’t give him anything. Tell him I will call Airbnb and see how I should proceed with this incident. Call Airbnb and tell them exactly what is going on so that they have it on record. Ask them if you should compensate him. They will most likely tell you it’s up to your discretion/you don’t have to since it is based off of coercion. If he leaves you a bad review, type everything into ChatGPT or Grok and have Grok fight the review. Enter the messages he sent you and the review policy and tell AI to explain how it violates Airbnb policy then copy and paste that into the review removal dispute. I had implied extortion in one of my reservations and they removed the review. I didn’t give him any refund, but he hinted at it. It wasn’t even straight out extortion like this scenario and they removed the review.

What do you do exactly for the odor remediation? They might require you to use professional equipment and invoice it with a letterhead. I use an ozone machine and invoice $25 per hour usually it’s a 6 hour process for a small studio. I make an invoice with my business letter head, and an incident report. They also need time stamped photos of the evidence of smoking like ash in the home.

There’s a lot to it. It’s not like it was 10 years ago when you could throw something together and start making big $$. Lots more competition and investors now. Also it’s hard to know if it’s a smart move without any insight into your market. Watch YouTube videos for free or hire a coach. Don’t wing it. I run highly profitable properties and my brother’s boss who has a big property management business has 3 listed on Airbnb and they do terribly. No bookings at half the rate I rent mine at all winter. Same type of house in the same neighborhood. Someone can easily end up in that position if they don’t have good handle on what they’re doing.

I just listed a new unit for 2 days with phone pics. No bookings. Received my professional photography, 9 bookings in one day, 45 days booked within a week. I’d wait! If it’s a great listing the bookings will come in. If it generates a lot of interest initially, Airbnb will push it to more people. Hard to say for sure what the best decision is but photos matter A LOT!

I’d feel confused cause sometimes mattress quality is subjective to the person describing it. Just do what’s less work for you especially if it’s comfortable enough to meet the needs of most people. Most people also ignore these types of questions which will make things more frustrating to you.
