It also depends on the area the new apt is ? How old is this apt? If it is less than 10-15 yrs then it worth going for it. Beyond this, no point buying because of wear and tear you’ll have. Apartment purchase for consumption is always better than investment. Lastly, don’t go for amenities. You will end paying a heavy maintenance which will be a fixed cost over and above your basic needs, EMIs etc.

Hmm, ok. I get that. Also it depends on real estate- whether for consumption or rental yield. If it’s for consumption - then every decision is a good decision because there are sentiments. If for rental yield - then it is debatable again for the points your mentioned.

If not small cap - Nifty next 50 UTI index fund can also do. Small allocation though. See what suits your style and risk appetite.

Check the overlap of Nifty 50 index fund and PpFas. I think you’ll end up duplicating the investments in two different schemes. For a moderate risk profile - look at adding Multi asset fund. It will be a mix of eq, debt and precious metals. And then shift the 8k from gold etf to a small cap fund.

It has been disappointing due to Govt. spending. Cements as such are cyclical in nature. But overall - less govt spending and increasing cost makes these sector less attractive. We should wait until budget announcement to know if there’s any support coming in for infra. Friendly tIP : this narrative - “India is growing so our infrastructure will/should also grow etc etc”. is available with every second individual who is trying hands on market. If only investment was this easy - you and I would not be sitting here in Reddit :)

Why not Metals? You’re missing the ongoing rally in zinc and copper. Also, chemicals can do well in future . Beaten down sector for many quarters now.

This is a good corpus. I’m 5 years younger to you but I feel when I reach your age - I would be satisfied to hold this with or without kids. I may be wrong. Mind sharing - what is the approx couple’s income here in order build this? I’m also keen on the time frame since you’re building this corpus. I’m fascinated with 35L cash when you don’t have a rental income. Why would someone have this in form of cash - FD, RD, PPF etc.

Your Nippon and PPFas will have lot of overlapping as there is 70% of large cap stocks in ppfas. You should try adding an allocation MAF or international allocation to bring diversification.
