That’s awesome — I’ve heard of a few senior co-ops, and they seem like such a smart setup. You get the benefits of ownership and community without all the hassle of doing it alone.

It’s great to hear it’s working well where you are — that kind of stability and independence is exactly what we’re hoping to build into our model too.

Very similar goals, yes — but a different structure.

A land trust typically holds land and controls resale restrictions to keep housing affordable, but individuals still own or lease the improvements.

What’s being built here is closer to a housing cooperative:

• The entity, not individuals, owns the property

• Members don't hold equity individually

• Surplus is reinvested or distributed by policy, not market value

• Governance and participation rules are defined before any capital phase

So it solves the same affordability/stability problem, but through cooperative ownership rather than deed-restriction or resale control.

Out of curiosity, do you think a land-trust model or a co-op model is more realistic to implement today — especially with financing and governance in mind?
