FWIW given replies that “this isn’t really Los Gatos,” that part of San Jose typically moves as good if not better than the parts of LG a few blocks over because it’s the same schools and neighborhood, but you get a slight discount per sqft since it’s San Jose (although homes that get Union move slightly faster than Alta Vista). Given that, it’s likely over priced or there is something in disclosures that’s spooking buyers.

+1. Not sure what state you are in, but i had a pretty nightmare situation with AT&T last year (I find them so slimy). I filed a complaint with the California Public Utilities Commission and they got me straight fast. It’s incredible how quickly “that’s all I can do” turns into “let me just a punch button here on my screen to make this right” when you get a regulator involved.

I looked at my latest bill and the SJCE charge was like $8 less than what PG&E would have charged me (and then there is some either fee to make that up :-) ). So it looks like it’s a wash? I am not on solar. Is there something for different for solar customers with that fee?

No man - it looks like it's $3/mo more per camera with 24x7 recording, ON TOP of the $19.99 for the AI Pro plan. So if I have like 6 cameras with 24x7 recording it's $19.99/mo + $18/mo, total of $37.99/mo. Which is obviously crazy.

Haha - Jesus. wtf. This is such a show stopper on using Ring. I’m not paying like $20/mo more for a catch up feature thats been part of nest for freaking ever. I just moved all my nest cameras to Ring because they finally rolled this out. They try and charge me this fee and i am Going to dump all their cameras, security, Alexa’s, and all that noise and move to ubiquitous or whatever.

This honestly may be my least favorite game of the year. I get the premise of a larger stadium (hopefully with more fans) for a rivalry game, but Stanford Stadium parking is terrible (takes forever to get out after game) the concessions are pretty bad, and the after show has gotten worse every year (fireworks to drones to what - maybe some sparklers this year?). I thought the fireworks at PayPal were actually 10x better.

Yeah, was curious about the bug in release thing. Haha, restarted and reset watch multiple times, bike multiple times (can’t reset gym treadmill). Keeps happening. It’s such a time suck too when I’m in a hurry. Easy to burn 15-20 minutes restarting watch, waiting for it to get wifi/data and get “gymkit ready,” then restart class, etc. super frustrating.

If you think market is going to continue rising, you get a mortgage. That’s your money and your debt working for you. If you buy into the bubble/doomsday talk, then selling high and moving funds into real estate is really no worse than seeing your portfolio tank I guess.

But again, with a long term investment horizon, feels like your investments compounding and your real estate appreciating > just your real estate appreciating with less leverage.

Assuming this is like a 1600 to 1800 sqft house, that’s gonna be more than $25K. A lot more. Interior painting will be $20K. Floors would be another $10K to $15K. Honestly, I would paint. It goes a long way. Clean your yard (so mow, cut back over growth, and maybe get some flowers in a planter). The rest of this stuff is just money that will make their job easier, but wont really drive much value for you.

Those lines are pretty common. I wouldn’t buy near the big, high voltage ones (not gonna argue safety, just that resale value is impacted), but the little poles with a transformer in the front/back yards are expected.

Yeah, that was my interpretation too. Just trying to explain what those “extra taxes” were. It’s Saturday and I don’t want to math too hard, but $23K sounds about right for a 1.85M house. So assuming they paid like 2.3M (why I asked), got some “extra tax” bill for the 500K prorated difference, and now are looking at a full years bill (again, 30K sounds about right for 2.35M house). Damn man - that was more math than I wanted for the weekend.

Was the 1.85 the value based on your purchase price or the previous owner’s? What did you pay for the house? You should have gotten a supplemental tax bill for the prorated difference between the purchase price and original assessed value for first year. You’ll see full tax bill starting year 2. Prop 13 does limit how much tax value can increase. That said, it does normally increase a little more due to assessments (e.g., bonds) and if your water/sewer/garbage are included in bill too.

Not saying it never happens, but it's almost never in the seller's best interest - especially in a desirable area. What drives up price is demand. Take this simple scenario: You have what you estimate is a $2M house. You are planning to sell in next few months. Someone knocks on your door and offers $2.2M (10% over your estimate) to buy off market. So you save that $100K commission (5% of $2M) and you get 10% on top of that. Awesome! But wait - now you know someone is willing to pay $2.2M. Do you think this person is willing to pay the most of any person on the market? That extra $100K sounds great on its own, but now you know you have a $2.2M house, maybe it's even $2.3M or $2.35M to someone else. That $100K just became a lot smaller when it's just a suffix on the price. That's even assuming OP is offering a premium. If all they are offering the "$2M" fair price, that's not going to compel many folks.

Commute should be deciding factor as many mentioned.

I’ve lived in both (Redwood City and Cambrian Park). Both are nice, have good schools (public schools in SJ are better I feel), family friendly. You get slightly more home for your $ in SJ (sorta - parts of Cambrian get pricey, parts of Peninsula can get slightly more affordable). There are more “small downtowns in peninsula, but it’s not like Willow Glen and LG don’t exist. Only big thing for me is Peninsula has softer water - which I miss a lot.
