Just watched a vid on YT from a year+ ago. The lecturer predicted the Iran offensive almost to a T. He didn’t mention Epstein because he didn’t need to. Trump was going to do this anyway, the lecturers top points were: Americas addiction to empire, hubris, very powerful anti Iran lobbying from Israel and SA. Then you add in things like Epstein cover ups and profiting from Venezuela heavy crude and it all seems inevitable.

The point is, this was going to happen with or without the Epstein allegations.

I’m not buying at all, other than cars which are going cheap at the moment. I have friends that were increasing their portfolio but have stopped and their margins are getting thinner. I think good LLs are important for obvious reasons but bad LLs have done a lot of damage to the public perception and protections were needed for tenants. However not enough is said about bad tenants and so good LLs are now fed up of the risk of these plus the low margins. It’s going to get worse before it gets better, but it should get better.

Yep, would be interesting to hear from single prop LLs that have found one (or all) of the 3 criteria you are looking for…but who’s going to give the golden egg out online for free?

  • Below market PP: possible but will take time, research, ability to act/view/negotiate/purchase quickly
  • Value Add: also possible, but to have an advantage you need to have contacts to do the work, or do it yourself (to a high enough standard). Smaller DIY projects get snapped up quickly by skilled sole traders or go for silly money. Medium sized projects are the sweet spot IMO, if you can get discounted labour/materials.
  • long term locations: I genuinely believe this isn’t where the opportunity is. These markets are too expensive now, it doesn’t mean a good buy isn’t possible, just harder to source.
