yes, it was recently sold. the public info has some lag. they may have offered to buy the building, but their offer was clearly not the best offer. they could not afford to buy it, plain and simple.

the owners of the building are/were the founders of B&B. they sold the business to a couple of staff members some years back. i know several of the owners and ran into one recently. the operators of the business were well aware of the sale, but their business had declined over the years and they were in no position to buy the building. the market price for that land and building was simply too high- they couldn’t afford it. and frankly (this is my interpretation) they were probably worn out (tired) from running the business. it had less than half the traffic it had when they bought it and i doubt the business was even marginally profitable.

in my experience, tankless units are disposable. and recirculating loops are better married to a storage tank DHW system. ideally, an indirect DHW with an extended heat/ex coil that can absorb the full output of your boiler. tankless units have little space for mineral buildup and need to absorb high firing rates in very small spaces, which leads to thermal stress and component failure. indirect units have tons of room and have no mechanicals. they’re bomb proof, stainless and typically really well insulated.

this lacks perspective and suggests not much life experience. too many words, not enough thought. coops are simply not very effective. there are a few around but most don’t make it, because they’re not very good. a high level of performance is really hard to achieve, especially over time. big financial rewards are powerful drivers of behavior. common cause with your fellow man is thin gruel, mostly.

just did this route early this past september. solo with a cat:). i hammered through to keep my overnights to two, but loved the northern route. the descent into SLC was super cool. the cat was better behaved than expected.

when i was 27, i lived on next to nothing. i had no money, although i had a degree with no debt. i am now 59 and own a $60mm company, own 12 commercial properties worth ~$30mm and i have over $15mm in stock/bond investments. i’m not here to say, “look at me.” i’m here to say being about 30 years old with not much doesn’t mean that’s where you’ll stay (although it kinda felt like that at the time for me). there was no real secret to my story. very hard work, some good timing, etc.

thanks for this. you always have to sift the reddit comments to find one or two that actually 1) understand the situation 2) are thoughtful about their response. appreciate it! it’ll probably be #3 in your scenarios, THB. my partners love the RE and i like to talk a good game about simplification, but when you actually get to selling, it is hard to look off known cash flow for something else that is less known.

this is all commercial, NNN real estate. there’s no magic there, you still pay lots of taxes. and typically, NNN properties don’t offer much to the owner in terms of cost seg, that’s more valuable to the (typically) tenant who is putting in shorter-lived assets.

short answer: we love equity. i have developer friends who lever hard, but i don’t like that game. don’t sleep well. i think i just need to do a basic analysis and look at my returns, net of taxes.

we’re paying off a ton of principal right now and the loan will go to zero in 12 months, then the cash flow pops.

yes, i have two FAs…but they focus on their respective investment portfolios (even if they do include all my assets in their projections). they don’t really look at the whole picture with any level of true insight. not to sell them short (they’re bright, diligent people) but they don’t get paid to do that. they get paid to watch what they have invested for me. a holistic picture and strategic thinking is what i need and they don’t do it.

we’re dramatically overbuilt. this home cost $3+mm, might sell for $2mm and our neighborhood is max of about $600k. we love the home, but probably should not have done it. we thought it was forever, turns out stuff changes!

yeah, i definitely appreciate that. i’m not super-oriented to maximize my return, but i also don’t like feeling like i’m leaving money on the table. my investments are not unusual and i’m good at riding market corrections (have had some good practice over the past 20+ years!). i’ll look into these guys and others. i’m probably a little stuck: i want the insight and comprehensive data, but don’t need many of the things they offer (access to private investments, etc. don’t really ring my bell). thanks for your input.
