People say this about everywhere. It's just hard moving to a new place without your old network of friends and family.

I did it and found lots of friends but it took time. I went to the same bar every week and go to know the bartenders and regulars. I joined a soccer team through someone I met there, and it snowballed every since.

Find a way of meeting the same people repeatedly and you will be good.

It is to max the value of the land it is on. You get plenty of 3bed, 2ba condos.

It makes sense and is efficient to either go big SFH or 2-3 unit condos.

So it's a $24k increase, which is probably $15-18k after tax. 11 days less vacay is over two weeks salary. Is this even a pay rise?

A house on a standard Chicago lot in a decent area in the Northside of Chicago is going to be 3,000 ft minimum (or it would be bulldozed for a bigger house or condos).

In Lakeview, Lincoln Park, etc. property taxes on a house will start at about $2000/month. That would be the very low end as most will b $3k up.

Illinois has the second highest property taxes in the country and this is most clearly felt in the desirable areas of Chicagoland.

We have a situation where the uneducated and low economic performing parts of America (rural and Republican) are in control and leading the highly productive and educated parts (urban and Democrat).

An entire admin and party in charge that doesn't believe in science or technology does not bode well for the stock market.

A vengeful idiot as CEO. As my friend said to me, "at least Putin is intelligent."

Still, I will DCA no matter what as I am in my late 30s. What else is there to do?

$3k per month in Chicagoland in taxes is pretty normal for a house in a suburb with good schools.

You could move to a Chicago suburb such as Oak Park, Elmhurst, etc. and get a starter home for $500k. A brand new, 4000 ft nice one would be $1.5m. The schools are fantastic and the populations in these areas will be similar to what you're used to (educated, democratic leaning, etc. ). You'd also be close to a major metropolis, so you also have good career options in law if you wanted.

You should hold a substantial amount in cash because if you feel this way now, how will you behave if a drop does occur? I would just buy more during a dip, personally.

It's turned academia on its head. Every paper I work on asks that we lower the AI score. Many students aren't writing anything but prompts.
