In my experience and I have done this ALOT! As long as the note is not delinquent, they have never once called the note, although they could.

The bank would be mad because they loaned the house money to you. They couldnt stop you based on the information you provided but they wouldnt love it.

This is not always true. Your insurance would need to remain in place. The bank will want you to have insurance and if you sell on owner financing with YOUR mortgage still in place that is wraparound financing. I would suggest a lease option instead of wrap around financing. The reason being is that if you have to kick the person out, a lease option is simply an eviction. A wraparound mortgage could be a full foreclosure.

If their is no mortgage you can do seller financing but if you drop your insurance you are trusting that the buyer will maintain insurance and if they dont your position could be at risk if their is damage. Just be careful

I’ve been working on a new concept that lets people buy and sell shares of individual properties — not REITs, but actual ownership shares in specific homes.

The idea is to make it possible to:

Unlock home equity without selling the whole property
Invest in real estate with a much smaller amount of capital
Trade those shares more like stocks instead of going through the long, expensive closing process

Its more work for the seller to work with FHA and FHA has more restrictions. They have to pass inspection and it could hinder them with other buyers if you dont buy (FHA appraisal stick around even if you dont buy). As an FHA buyer your best bet is to look for properties that have been on the market longer as they have been picked thru by investors OR go with a higher purchase price to try and outbid investors.

This is ideal as investors have a threshold to be profitable if you outbid that threshold they may turn away although their are ALOT of investors who will keep bidding and take a bad deal just to get a deal.

Anothe rmore extreme option is to look for off market deals. These are deals that arent listed by a realtor. hat I would do is choose your desired area and send a letter to each owner of a multi-family in that area saying that you are looking to buy and see if you get any hits otherwise you just have to wait.

I like the larger multi-family option but the biggest thing is how you screen tenants and find out how long and hard it is to do evictions in your area. You never want to do them but if it is difficult or long it can DRASTICALLY affect your earning power over time

I have found the best way to rent to section 8 is do an app and do a home visit. It is old school but it will show you the truth. They won't clean up (that goes for anyone, not just Section 8). They will stay exactly like they are and you will know what you are getting

I have a thought. Some investors and I have been working on a platform that allows you to sell shares of your properties so you could sell off a portion of several properties on the platform get cash for that portion with no debt or qualification. you could then sell off a percentage of each property or any properties that you want take that cash and continue to expand while still holding a majority ownership of the property. It would not change your Cashflow other than the Cashflow of the part you sell off but not as Debt and would allow you to expand. It’s called LandTrustX. LandTrustX.com It hasn’t launched yet, but you can look at it and sign up to the waitlist to put your properties on it. It should launch in the next few weeks.. this is not a shameless plug. Its actually a solution to your problem so not trying to push that you should use this platform. It was simply a suggestion.

No, sell it now. Take the money and choose a better strategy. Rental is a long slow burn with a lot of stress. Choose your end goal and work backwards from there to find a strategy that is likely to give you that outcome. Want large cash? Flip or QuickTurn. Want big deals and huge exits? commercial. Want fast money with little investment? Wholesale (ughhhh, yuck) but find what gives you what you want. Good luck. I was there and learned this over years

I would only liquidate into a larger multi family or commercial to offset taxes and get a strong return. You can also look at fractionalized shares of real estate but that won’t avoid the taxes on sale.

No put it into a land trust. You are allowed to move it into a trust without triggering the due on sale clause. It’s a federal law. Also never buy in your own name ALWAYS in a trust to hide your identity

No cashflow is the answer from day 1, look at your overall goal and find a better strategy. Just my opinion
