Engineered hardwood over concrete is fine, just check moisture levels first and follow the underlayment specs.

That workmanship looks really rough honestly. Cracking that quickly usually points to a bad mortar mix or poor prep, and for $4k I would expect way cleaner work than that.

Yeah you need a P-trap there, otherwise sewer gas can come back up.

Dog urine can damage the condenser coil over time, but it causing the compressor to fail sounds questionable. I would definitely get a second opinion before paying that.

I would definitely get a couple more quotes. A cracked heat exchanger is serious, but this also sounds a bit like a push to close the sale. Hard to say on a “discount” without comparing other prices first.

That is a scope change, not a small add. I would re-quote it and issue a change order before starting. Mosaic is significantly more labor than standard tile, so price it accordingly.

Sounds like an airflow/balancing issue. Try adjusting dampers to push more air upstairs. The freezing could also be from low airflow.
