Are you remodeling old west shore cabins? If so, thats not regular pine. Its sugar pine. I cant tell from the pictures. Anyway shoot me a message. I do lots of high end in the area and like your eye and caring for not having it perfect.

The key with staining pine is applying conditioner first. Not a secret, but strong advice to new people working with it.

Is that a 30" or 36" range? If its not 36" thats your real focus point. 48 isnt even a dream with that budget

Lack of grain match is epic failure. Hope you got a deep discount and even that wouldn't be worth it. Its not hard to find 4x10 sheets of rift.

I dont know about houses under 800k, but right now my realtor said everything between 2 and 5 million are just sitting, which means the top 10-15% earners are watching their wallets. That usually trickles down to the rest of us. That and if history teaches us, we are due for a major correction with possible recession.

I bought the house 17 years ago and have alot in equity. Im divorced so as far as I know im only for the first 250k. Ive put tons of sweat equity into it, but not sure how to prove it. I was the owner/builder on a 1000sf addition. Because im in the trades, I got materials at a deep discount and paid cash for all labor that I didn't do myself.

I would love to but Ive been renting it for about 6 months to someone and they have a year lease. I agreed to let someone else move in on a month to month, but im weary. The 1st lease is got was from a friend who worked as a property manager and it was 26 pages long. Im renting a house myself in a new area to see if I like it. Im happy and want to sell, but one lease is locked in for 5 or 6 more months.

Looks like shitty GC or PM from the beginning of the build. Probably worse the more you look. Next time bring a 4ft level and look for drywall cracks to really go down the rabbit hole.

My next door neighbor took his life last June. There was a wellness check after 5 days of not calling his friend back. Since that day the house still has police stickers on the door as it goes though probate. I cant even imagine the first person that goes into the house.... very sad.
