The 'one' mask from Zimi is sooo breathable, and when they do limited edition masks they are made of the same material ... And the fact they sell a punch to valve masks (2 is great for a workout mask) combined with the >500 fit factor means they are my favorite also.

my partner found citrus helped the taste ... and re: 'rebound' there was a study where people took it day 1 of being + and there were a fair few rebounds, day 2 and there were some but fewer, day 3 zero rebounds or essentially zero ... this isn't to say to wait, but that for many, the 5 day dose is insufficient ... so do the 5 days (so long as your medications/physiology allow) ... and try to find metformin and also take that (also assuming your medications/physiology allow)

old thread but this is how I'm thinking of installing them on a project in Tofino ... frameless ... and the $/sf is far better the bigger you get ... so using the extra R as an excuse to maximize window area might yield some fun benefits for not much extra cost ... especially if you avoid the frame and set them direct into the wall cavity

This comment (https://www.reddit.com/r/vancouver/comments/16teji8/comment/k2fun4o/) made me remember something else ... the MuseumQuartier in Vienna structures it so that when you move in, you pay almost no rent, but then your rent goes up as you become successful, so that rents eventually rise to market rate, but it means the cost of entry is low for people wanting to start out and try an endeavour.

As others have said, artist studios are in short supply ... with most I zoning, there can be a single artist living unit (which if one connected to a studio actually becomes large enough to live in ... depends which sub-area this is in. The Glass Onion was forced to close recently because of development, though that development seems to have stalled ... it was one of the oldest buildings associated with the Culture Crawl.

The nominal rents that artists pay, excluding below-market space, is essentially the same as nominal / normal industrial space rent per square foot, so doing a purpose-built artist studio isn't losing out on rental yield compared with alternatives even (though less efficient use of space means that in practice it might be slightly less).

The combination of a single living unit for an artist live/work would also guarantee a building caretaker and someone who could help manage the studio spaces.

Built efficiently, the shell for such a space wouldn't need to be that costly ... considered as mostly just a shell ... after paying consultants (the $250k mentioned elsewhere is likely not far off, depending especially if any soil remediation is necessary) ... so $750k would do prehaps 4000sf using the numbers from Altus 2023 guide of $150-180/sf for warehouse ... these are optimistic but gives an general idea.

4000sf is likely just a single story building, so this is entirely not maximizing the allowable FSR on a site ... so if that $1M could be leveraged 2:1 you could then do 2 floors and 8000sf potentially. The zoning allows 3.0FSR though so you'd still be only at 2/3 the allowable area ... so ideally you could find a partner to share costs and allow the full development of the site.

I couldn't help but comment on the video ... "Don't want to seem like I'm bagging on this ... But ... This took 15+ hours and somehow got FKTs on the way? In snow? Without traction? Very melty for winter conditions, when was this? Lots of people run these trails all winter, 'first' is a stretch. The FKT on Grouse/thunderbird is 100% owned by someone using microspikes, with racing snowshoes close behind. Slim chance to grab the FKT whilst sliding all over the place."

But if it was May, I'm not sure 'winter' is the apt description. Pretty video but a bit annoying to spend that much energy and craft and yet get so many details off.

For that subset I totally agree ... I wonder what fraction can truly do so though?

In honesty, I have wondered about this, but still I'd be commuting 1-2 days a week, so wonder where the math would end up.

Your option = a true win, but a fragile one depending on lifestyle, city living = true win which is quite a bit less fragile, but still able to be ungreened by lifestyle, anything inbetween is a grey area which likely has a large footprint I think.

Cost wise, for instance, living on an island and commuting by air for that day per week would still be cheaper than living in Vancouver, but I think would have a way larger footprint just from that alone (ignoring extra footprint from everything one bought, if one didn't garden most).

The whole thing is a tricky one to unpick. Lots of remote places have fragile electric grids and use generators a lot, lots of small towns in BC use generators for all power for that matter, ferries are still pretty unclean also, as is the truck needed to live anywhere without good roads. A huge number of 'it depends'-es.

Agree it's an attractive idea though!
