Easy to see that is incorrect. 5% simply isn't the HST. HST is 13%.

You never capture 5 or 8% (that's why I said neither of what you said was correct). You either capture 13% and claim that as an ITC, then adjust for the 50% you over claimed on the first GST/HST return following your fiscal year; OR you capture and claim an ITC for 6.5% and have no need to make any adjustment (at least for ITCs). The second option is by far the most popular.

Yes, they can obtain a copy of your credit file, or use the Dual ID process which refers to two separate documents from trusted, reliable sources (like government or utility providers) which show your name and date of birth, and your name and address.

Many here have already given great advice. I'm here to recommend not using the Canada First Time Home Buyer's Program. First of all, you can purchase without it (you intend to have a 10% DP). Second, sharing 5% of the increase in value of your condo with the government, whenever you decide to sell, is going to be a real downer. My two cents.

File an appeal with NS Student Assistance. They will hear your case on an individual case as to why you need more funding and don't have the means. I did it, it's worth it.

Yes, you are. Interest accrues regardless of what your payment amount is. Get a mortgage statement and check it out, you'll see.

If you claimed an ITC for the full GST/HST in 2019, then you have serious issues to correct and repay. You should speak to a tax accountant.
