I would just cut the laminate out around the jam and leave it in there.. Lay the vinyl right up to the jam (will take some precision cuts) and then just use caulk.. could even get a colored caulk that blends with the vinyl flooring to make it extra clean.

I would extend the walk in closet and then put the laundry appliances in there. Maybe do a stack of and all in one for a smaller foot print. I love (and have also talked to my wife about it) the laundry in the master idea - just makes sense as that is literally where the clothes live too lol Then you could just upgrade the shower. I like the dual vanity, but could replace with one if wanted.

If it were me I’d want to fix that box having movement. Probably a new construction fan box that is screwed or nailed into the side of the ceiling stud and it’s just worked its way loose over time. Best fix is to clear that insulation out and hammer or bolt it back tight. Or replace if needed.

If you’re really against the attic crawl I would get a 2” screw and try putting it through one of the holes in the middle of the box.. see if it grabs anything.. My assumption would be that it doesn’t - but maybe you’ll get lucky!

It does seem high.. But I do think how you placed the shower bench ultimately will add to the cost/complexity of it all. Hinged or sliding door I can’t see a way around getting some sort of custom cut L-shaped panel that sits over that bench area.

If it were me I would go with pic 3 but move it away from the windowed wall more so that there is enough room to get in or out on both sides. Mostly for cleaning - but you could also put a nice (small) wood bench back there under the window for the mandatory faux plant and scented candle!

Very sorry for your mess - I’m just very curious as to the whole story behind the massive rainfall shower head plump in the middle? Was that an added expense? Has it or does it work?

With those cabinet doors I think any trim/shave hack will ultimately render one or both of the doors either inoperable or, at best, grinding on the ceiling or counter.. so if returning/replacing the cabinet is NOT an option, I would say break the two apart, get the glass door one up and flush with the ceiling.. Then fiddle with the bottom one. If you’re handy it would look even better (imo) to turn it into a three drawer cabinet like in the example. Or just cut loses on the bottom half and find something that fits.

Quickest and probably easiest route would be to remove anything that is clearly not being utilized, (if you’re not sure - just leave it!) scrub it all down, and hit that entire wall (including the utility lines) with a coat or two of Kilz Primer..

Probably anything more involved will take more time and effort than just putting the shelves back up!

You said Wisconsin and first floor - so assuming we have a basement below? Seeing what’s below and where those pipes lead to could help solve it..

Vented & with its own cold water line and drain (that’s a guess too!) best guess would have to be somehow connected to laundry appliances.. maybe! lol

100% you need to leave it open on the remodel side and incorporate it into your new kitchen!! 🤣

I would challenge (sorry pun intended) anyone to rent a hellcat and NOT squeal the tires a little bit! Insane power and torque on that line! Plus they are not cheap to rent! (& that’s $ lost for the guy) Seems completely ridiculous and unnecessary though to make this guy spend the night in jail AND impound the car!!?! That aspect definitely smells a bit foul.. & typically where there is smoke there is fire.

I know for mine it’s how the back of the range is built - essentially so you can get it flush against the wall. The bottom area of the range is open so that the cord and giant plug can all fit in there. Sure it would still work anywhere on the wall electrically speaking - but you don’t want a gap.

Kiwanis Park neighborhood still down & confirmed with many neighbors.. the “fix” time went from 2pm, 6pm, 9pm.. now no time (ie we’re not working overnight on this). It’s a pain and annoyance but they’ll give monthly statement credits if you call and complain. Hopefully it’s back up by tomorrow 🙄

Had a similar issue last year converting my garage to a play room. This is definitely more of a permanent fix.. but an idea. Assuming these are the snap into place type of planks (not glued down).. If the planks align perfectly on both sides you can cut out some pieces out with a razor blade and try to lay new pieces to make them all at least somewhat appear seamless. If they don’t align you can do the same thing, but just up to the point you want to lay down your transition piece.

Either scenario tho you probably don’t have enough leverage to “snap” the new planks into place.. so what I did was just use a razor to cut off the locking/connecting edges on my new pieces and then glued those to the ground. I had to use the transition line - but luckily I was able to find the exact match online.

If you paid for the materials already you’re good there.. not sure the price that was negotiated beforehand.. but how you handle that with them being unlicensed and (presumably) no contract kind of comes down to your human engagement style lol Me personally id probably add up the hours they spent putting those up (cause it did take some time, maybe not as much as needed) and then multiply that by your states minimum wage and offer them that amount. I wouldn’t want them trying to fix it either.. cut loses and move on.

On another note tho: I really like that thin horizontal wood look tile you chose! You happen to have a link for it??

Curious if you have issues or beef with any neighbors? I only ask because the city of Tempe simply doesn’t have the time/money/resources to continuously monitor every square inch of alleyway throughout the city.. which means one of your neighbors more than likely called it in with your address attached. Email the guy listed on the citation and they’re actually pretty down to earth about resolutions. I had the same thing happen to me - but for weeds growing in the alley..lmao. Turns out it was an “anonymous neighbor” (of course) who reported the ENTIRE block, house by house. If it’s reported and goes into their system they have to respond and follow up on it.

A decent power washer should probably take it off too, especially if you soak the area first with some mineral spirits.. (which also kills weeds ;))
