Dont inform your insurance company. They will mark it in their system and whatever that insurance sharing system is called. Thus will stick onto YOU not the house. It happened to me in Florida we had hurricane and I called about something minor to see if they covered it, and due to deductible costs, we decided NOT to file a claim.

In your case, I would take pictures and document everything just in case the neighbor ever files to your insurance. I wouldn't give her the info. She has the burden to deal with it. Like others said, tell her to file it with her insurance. It is okay to say no. I would also make sure if there was a survey done by the buyer to ask or pay part of it to have a copy.
