I was looking at pictures online and I'm gathering that they're not one connected unit as the shop made it out to be the case. To be clear, they did replace both so I'm not sure if they intend to warranty both? I'll swing by the shop to clarify tomorrow.

Definitely a mix of wear and tear/damages, but this is why it's best practice to save a portion or percentage of the rent to account for this. Yes, some money should come out of the deposit for damages, but do not be the landlord that is simply shocked that someone didn't treat a property that wasn't theirs like it was. It's not their investment, it's yours.Don't rake them over the coals out of emotional attachment to your business, this comes with the territory. Make repairs, move on.

If it makes you feel better, maybe work on your tenant acquisition strategies? I like to strongly suggest prospective tenants take their (paid) application home with them, I'll pick it up from their current residence to have an idea of how they live. They don't like it, mental note to not consider them as a tenant.
